We stayed for three nights in October. The hotel is in the heart of the old town - the location is just great! We got a small room, without a TV and without a refrigerator. The refrigerator is in the lobby next to it. The mattress is quite hard, but for my husband and me it's the best. Breakfast was enough for us. I really liked the dinner on the roof of the hotel - on the advice of the owner's son, dear Bobodzhan, we ordered Khiva pilaf (a huge dish) with salads, flatbread, fruits. We took local wine with us and enjoyed the views of the ancient city against the sunset! Beauty!!! Bobojan gave good advice on places worth visiting, and also organized a departure (at night) to Urgench airport. A very nice and hospitable family! We are very pleased with the choice of the hotel and celebrate the hospitality of the hosts.
The hotel is located in the center of the Old Town, within walking distance. A nice family who owns the hotel. A transfer from the airport can be arranged.
Breakfast is standard - scrambled eggs, sliced cheese and sausage, melon, pastries (we came across stale bagels), dried fruits and jam - as everywhere in hotels in Uzbekistan. Green tea is leafy, black tea is in bags, instant coffee is not brewed.
A magnificent hotel in the center of old Khiva. All attractions are within walking distance. You can wander around the city or on the walls all November. Forbidden Turkmenistan is 7 kilometers away.

An excellent hotel in terms of price and quality , we were even registered , although we did not ask (tourists can stay up to 14 days in the Russian Federation without registration ) , but the law-abiding owner said . that he pays taxes , they also took the tax , it turned out to be 76 dollars for 2 nights ) in fact , there was no second night , there was an early departure to Urgench at 2 -30 min . The breakfasts are fresh , everything is clean , it was written about carpets in some review that they sweep , do not vacuum , but we did not notice anything dirty or dusty in our eyes .. There is a beautiful view on the roof) The hotel itself is in the center , Khiva is a fairy tale from which you do not want to leave , but after leaving you want to return . A taxi was ordered on the street to the airport, it cost 130 thousand som.( it's at night ) I drove quietly and carefully , and was on the spot without delay as agreed . Who needs to have a phone .
The owner is a historian. He talks a lot about Khiva and Uzbekistan . Good location. The veranda is gorgeous, the sunset can be found on it. But the beds are very hard, as if they slept on a board. And the breakfast is modest. The water is not hot enough, it takes a long time to wait. There is no Yandex taxi in Khiva. The owner helped with the taxi back.
The hotel is perfectly located inside the fortress. Breakfast was served for half a table.
For cleanliness: you can clean a little better, of course.
The audibility is slightly increased, and the doors are slamming very loudly, and if someone is talking on the street below, you can also hear with the windows closed. If you use it, take earplugs for sure.

The house is adobe with a normal finish, it does not crumble inside, there are antiques and finishing elements "expensive-richly", in Khiva. It looks clean, but carpets are probably not vacuumed, but swept. Such a smell of old carpets, and adobe is a mixture of clay and horse droppings, you need to understand this. Windows are blocked or missing in some rooms. There are condors. At night, instead of breathing the normal fresh night air, we steamed and listened to the buzzing of the air conditioner.
The owner offered dinners for $ 10 per person and began to tell how his guests refused and eventually ate a couple of chebureks and tea for $ 20 in a cafe. We ate for $3-5 without any problems. there are a variety of dishes per person in cafes and restaurants, there are plenty of them around. I tried to pinch the change, like it's a small thing. I asked for 130,000 soums for washing, pointing my finger at a non-speaking woman, like, this is her price, I have nothing to do with it. As a result, we tried to communicate with him as little as possible, it was unpleasant.
More about the house: a nice terrace with tables on the entire roof. If the electricity goes out, there is no water, and there is no cold water either. Doors according to the map, 1 room - 1 card, regardless of the number of people.
Pros: the location in the fortress, there is an exit to the roof with tables. All museums are nearby.
Cons: the host receives guests himself and he clearly does not like to do this. All maintenance issues are handled through him. The rest of the staff does not understand Russian well. Breakfast is included but very modest. There is no kettle in the rooms. The plumbing is in poor condition. There is no water pressure.

A great and inexpensive place to just spend the night. Due to its location, it is very convenient to walk around Khiva both day and night. But if you are one of those who are used to resort types of hotels with a buffet, comfort, and home comfort, this is not the right hotel.
The rooms were very small, there was a problem with the cleanliness in our room: all the towels were stained, with yellow spots of unknown origin, the toilet was not washed after the previous tenants, there was an unpleasant smell of sewage.
There were feather pillows with a "smell" on the beds, apparently the feathers inside had rotted away.
From the positive, I can only highlight a good location.
I definitely will not recommend the hotel, I think for the same (albeit small) money you can find something more pleasant.
The room was paid for on the Island. Upon check-in, the owner stated that the payment had not been received. I had to pay again. Everything else is fine. Great location. The host gave a good tour of Khiva.
