A small hotel in the very center of the old part of Fatih. You'll have to walk uphill from the hotel to the bus stop, a 7-minute quiet walk. There is a laundry nearby, and things will be brought to the hotel. The rooms themselves are small, but quite enough. They cleaned daily, hung a do not disturb sign, and there was no particular need for cleaning. The reception staff is very nice and helpful. I think it's a great location at a good price.

There is no terrace, as I understand it, it is in development. There are no breakfasts either. There is water/tea at the reception. There are no toothbrushes, no toothpaste. There is a gel/shampoo. There is a hair dryer. The kettle is NOT in every room. There is a TV, there are many channels, 2-4 Russian channels. There is a refrigerator, it freezes badly, it is clean for a mini bar. One closet is quite normal if you didn't take your entire wardrobe with you. Pedestal. There is only one European outlet by the bed, no adapter is needed. The glasses are paper, only at the reception. Towels and cleaning every day. There is a view from the window (if you look sideways), but only on high floors. The elevator is working. There are Russian-speaking staff at the reception. A transfer/taxi can be called. It is Located In the historical quarter. Near the Grand Bazaar, Blue Mosque, Hagia Sophia mosque, Topkapi, all within walking distance. Yandex has it on the map. In Maps.me not on the map. There is a tram stop nearby. Sultanahmet Square. If you go down, there is an embankment nearby. Nearby there is a Migros supermarket, alcohol shops and many cafes (they are here on every corner). A budget option, for your money. You can live. The price is acceptable.

A good hotel for your money. A week of accommodation cost us 15 thousand. One disadvantage is the cardboard walls. The rooms are small but beautiful. We didn't have a view of the street. There was a renovation in the restaurant, so we had no food. Definitely recommend it
We stayed at the Zem Hotel for a week. Only the most pleasant impressions. You feel like a dear guest. The guys at the reception are very friendly, everyone knows Russian. Special thanks to Melis, he showed everything, gave advice, very friendly and unobtrusive.
The hotel is very clean, the furniture is good. The room has a refrigerator, safe, kettle, underfloor heating in the bathroom. Downstairs there is a cooler, tea, coffee for hotel guests for free. Very comfortable and cozy.

A budget solution for accommodation in Istanbul. It's not very easy to find, but the navigator knows this place. There is a paid parking nearby: you give the keys, 10 euros and the valet steals the car to the parking lot. Among the advantages in the lobby are tea, coffee for free and 24-hour service. Central areas, cafes and attractions are within walking distance. The hotel itself is small, clean, and budget friendly. A little from myself:
- Cons
1. Really no sound insulation. The doors are cardboard, the walls are not much better. If you sleep well, then this is not a problem. Otherwise, you will hear everything that is happening in the corridor and in the neighboring rooms, even if the neighbors are talking a little louder than a whisper.
2. Don't count on beautiful views. There are nondescript buildings around, something is being built right under the window, and even through double-glazed windows (also cardboard by the way) you will hear workers even from the upper floors.
3. The hotel is located on a street that runs at an angle of about 30-45 degrees to the horizon, so for those with health problems, it will be problematic. Although I observed local old ladies who calmly climbed this cobbled street and quite calmly overcame a steep climb. Here, apparently, it's a matter of habit.
4. Although the hotel is new, but there are already visible flaws here and there that are not eliminated and are waiting for it to "die completely". It wasn't critical to me.
Of the minuses, perhaps everything, the rest is positive.

1. The hotel is fresh, two years ago they were doing repairs according to the staff of the reception desk.
2. I was out of season, the price tag really pleased with the price-quality ratio.
3. Hagia Sophia and the Blue Mosque are really 10-15 minutes on foot, no more.
4. Tea, coffee and drinking water from the cooler at the reception are available free of charge and around the clock. Do not abuse it and take it to the room, at any time you can go down by elevator in a small hotel and make yourself a glass or two. And then the management will calculate the costs and cover this pleasant moment :)
5. Round-the-clock reception with guys from Turkmenistan. Murad, Meiris and Ali take turns and whatever mood they have, they will tell, help and show everything in Russian, Turkish, English and, of course, Turkmen.
6. The Internet works fine, it catches everywhere, but when there are a lot of connections at once, it slows down a little, but in general it is acceptable for emails and social networks. I haven't tried the video, but I think it will pull too.
7. The hotel really has a relaxing atmosphere at home, well, everything else did not cause any negativity.
Another point: some of the photos posted on all booking sites do not correspond to reality, they are from some old hotel, which seems to have been demolished. I don't know why to publish them, if everything is fine as it is? But this is generally a feature of Istanbul non-chain hotels: embellish and add what is not there. The rooms do not have underfloor heating in the bathroom (where did one of the visitors find it?), as well as the hotel itself does not have a panoramic roof terrace, it is only in the plans. Photos that do not correspond to reality: with a facade in blue tones, rooms in white and blue tones, a bathroom in gray striped tiles, a gray-white-red reception with a carpet on the floor - this is not! Rooms in gray-white-yellow shades are now what they really are. And keep in mind that the photos are taken with a volume effect and in fact everything is much more compact than it looks in the photo :) Photos from real rooms are attached, I managed to live in 2 of them (the difference in area and price).
In general, I am very satisfied, I even wanted to stay longer, but the program of movements, alas, did not allow this:(

I was at the hotel at the end of January, I liked everything, the staff is super, great location, tram stop T1 is within walking distance, 500 meters to Hagia Sophia Cathedral.
We had a vacation in Istanbul with my wife in July 2023. We rented a room on the third floor, the windows to the courtyard are a big plus, firstly there is no noise, secondly there is always shade and the room does not heat up. The room is new and clean. Excellent staff (hello Murat), all three speak Russian well. One disadvantage of the hotel is the lack of sound insulation, words cannot convey it :(
A couple of important points!!! 1- we were not deceived upon check-in- no room replacements, no reservation and other favorite intoxicating Istanbul stories! Anyone who has come across will appreciate the 2nd hotel is clean, modern and spacious enough!!! Although it is located in the center.
The tram is 5 minutes away, there are decent cafes down the street. There is a yellow taxi from the airport without any problems. But I advise you to take a taximeter from the stele!!!
