Great hotel!At a height, everything is working and functioning..,the rooms are comfortable,all amenities,,there is a clean pool inside the courtyard,the territory is always clean and quiet, there are no extraneous sounds and noise! We couldn't check in for a very long time because there was no administrator (but maybe it was a one-time thing)

We got into a blackout, so it's difficult to evaluate objectively and fully. There is a generator in the hotel. The room has air conditioning (although not brand new). Water heater and water.
Among the disadvantages: very good audibility (thin partitions and ceilings). You can hear people walking, talking, coughing, sneezing, etc. in neighboring rooms and FLOORS + the room was very smoky, the pillow and blanket smelled strongly of tobacco smoke (it was even difficult to fall asleep.

Good afternoon, I want to tell you about this hotel. I have been vacationing in viva maria for the third time, I lived in different rooms and I want to note that everything is always clean, the rooms are spacious, there is a refrigerator in the room, which is very convenient, a smart TV (cartoons were turned on for the child, which she loves), the rooms are cleaned and bed linen and towels are changed.There are recreation areas on site where you can sit under an umbrella and relax or swing on a rocker. The pool is large and clean, there are not many people, there is no crowd. There is also a children's area, a trampoline, a carousel, our little one was given a scooter to ride , the child was happy😜 It's not far to the sea, a quiet and peaceful place. The staff is always friendly and helpful, they will answer all questions and help. I will definitely come back next year, I loved this place with all my heart.

I've read the reviews, I agree with most of them. The quality of service is "1". The friendliness of the staff "2". The quality of breakfast "2.5" is not worth the money, everything is monotonous, there is no choice, but everything is fresh, I ate and it suited me in principle, considering that we had lunch in a cafe. Proximity to the sea "2" - 1.3 km, 17 minutes walk. Rooms "1" are small, the walls and floor are stained, the toilet handle does not work, the outlet is one for the whole room, they clean poorly, there is no TV remote control, there are three miserable hangers in the closet, one is broken. But in fairness, everything works technically - air conditioning, refrigerator, TV, hair dryer, water heater.
There is Wi-Fi, but the Internet speed is disgusting - everything is barely loaded.
There is a pool, but it is deep, you can't get up anywhere.
There is a doggie of the owners at the reception - it constantly barks and does not let them sleep and they do not care, they do not calm down.
There's nothing to do with children here!
It's a long way to normal cafes - a 15-minute walk.
In general, the idea of the hotel was good, but no one supports it in technical and high-quality serviceability.
I do not recommend it.

We have wanted to visit Abkhazia for a very long time, we were offered this hotel with accommodation in a two-room room (a family of five people), it was perfect for us! We were in Abkhazia for the first time and did not know that Sukhum is located very far from the border with Russia. We thought we'd never get to the hotel. The children were very seasick. We arrived at the hotel at about one o'clock in the morning hungry, without water, shops are closed. We were told you can drink water from the tap. And most importantly, they informed us that they could not move us into the room that was booked for us, since the wiring was not working properly, and we were provided with two rooms, one with a double bed and the second with two separate beds and a cot. We were not satisfied with this option, since the main thing for us was accommodation in a two-room room, for this reason we chose this hotel. We did not pay a small amount for this hotel at all. But no one took our opinion into account, it was absolutely all the same to everyone!!! The rooms look like a hospital. We were very upset, but we did not load up on this issue, as we came to rest and knew that we were going to Abkhazia, where there is a complete state department. But when we went to breakfast in the morning, we were generally shocked: there was a huge queue, and for breakfast sausages and buckwheat, milk porridge, and such food was almost every day. It's good that my husband and I eat milk porridge, but my daughter remained hungry, the most edible of their breakfast was bread!!! During our stay, the cot was constantly folding at night, in one of the rooms the daughter was stuck in the toilet, could not open, the lock jammed, and at that moment the sister could not open the front door of the room from the inside, since the door handle remained in her hand when she began to open the door. Take into account that when you move in, this lock in the front door seems to have been repaired.
The hotel has a swimming pool, deep, children will not be able to swim without adult supervision.
Bed linen and towels were changed every four days.
The impression of the holiday is not very good, nature is beautiful, but not for a lot of money! If you are traveling with young children, then Sukhum is definitely not for you, since the city is located very far from the border (considering their roads).
We were not provided with a two-room room, later we realized that others had been moved into the room that was reserved for us.
When choosing a hotel, carefully study the reviews that your vacation was not spoiled. We had a rest in many countries and different hotels and were ready for the Soviet of Abkhazia, poor food, but not at all for this.

We rested in the summer at this hotel. The same category expectation is reality. Photos from booking and Yandex do not correspond to the stated. The room is a two-room family and standard - shabby, with cobwebs on the walls. Breakfasts are like in a roadside cafe (cheap, boiled pasta, plasticine pancakes, sour cottage cheese, etc.). The room has the cheapest toilet paper for 5 rubles a roll, there are no basic hygiene products (shampoo, shower gel). Sockets are kept on snot, charging the phone is a test. There is no service, any request is made on the dump, or with a distorted face. There is a problem with disinfection, nothing is really processed, dishes and cutlery are washed with cold water. The hotel is located on the outskirts, it takes 20-25 minutes to walk to the sea along broken roads. The only plus is the presence of a swimming pool. The hostess of the hotel is certainly doing a good job, she tries, but you can't go far with such staff, while she is on the territory, they are fussing there when she is not there, smoking and discussing how these Russians do not want to order lunches from them.

It takes about 15 minutes to walk to the sea, first through the courtyards, then along a pleasant alley. The hotel is far from the cafe, I had to walk a lot. I don't know if it's a plus or a minus))Breakfasts are very late, they started feeding at 9 o'clock, we were already at sea at that time and only got to breakfast a couple of times, they fed decently, but nothing special.
The territory of the hotel is small, there are several tables, you can sit in the evening. The pool is clean, but also small. There were often parties there in the evening and it was a bit noisy.
The rooms are tired and the bed creaks terribly. There's not much room. There was a small refrigerator, coping with its duties. The hair dryer barely worked, blew weakly. There was no kettle.
But the most terrible thing was something else. There is a regular lack of light. The light was turned off during the day, turned off at night. Once he was gone for a day. In a room without air conditioning, you could suffocate, it was some kind of torture. The owner did not provide a generator. That's why we were constantly hot. We were often without hot water. What kind of comfortable rest can we talk about here…
The staff are like sluggish flies, it is clear that no one wanted to do anything.

It's time to write about this, so to speak, vacation. We bought a tour for two and a child to this, sorry hospody, hotel through the Globe Tour, it was not very expensive and soon we realized why. It took quite a long time to get from Sochi airport, about 4 hours (120 km), it was one of the last hotels in the transfer. The driver drove the minibus as if under turpentine, overtaking through solid and pressing oncoming people to the curb. Maybe it's the way they do it, but it was uncomfortable... Upon arrival, we went into the room and the first thing we felt was a pleasant coolness: the air conditioner was working in the room, and after the bus and the heat for 30 it was wonderful! Then they began to settle down and then the surprises began. The shelves in the cabinets are broken, and it does not close, the lamp is in the corner - the plug is broken. There's a stain on the carpet next to the headboard that looks like someone threw up... There is no refrigerator, I barely begged for it on the third day. The upper lid of the toilet drain tank is loose, it must be drained very carefully. Under the toilet there is a 5-liter cut into which water constantly drips, on the third day it overflowed and everything poured onto the floor. It cannot be poured out of it, even more is spilled on the floor. Toilet paper is more like tissue paper, very thin, what do they do? The sink is large - the faucet is short, the hands are hard to bring under the stream, the water in the sink goes badly. Shower watering can - only by turning it on its side and applying ingenuity, you can wash, otherwise it pours only for yourself. The curtains on the windows fall off when you try to close them. The handle of the front door is hanging on half-twisted screws, it's scary to close it - you can break it.
The children's area in the yard is impossible to watch without tears. Judge by the photo. There are also poop in the sandbox, either dog or cat, however, there is no difference - you can't let a child in there. There is no choice in breakfast, but at least you can eat, but on the second day they over-salted semolina porridge. The chair in the room is alone and wobbly. The walls are strewn with bloody traces of dead mosquitoes, apparently someone before us left the doors to the balcony open at night and paid for it. There is a sign on the door of the building saying "you can't wear a swimsuit, only clothes", but there is no shower or changing room near the pool, that is, you have to put clothes on wet swimsuits and so go to the room. Therefore, it is logical that everyone scores and goes in swimsuits. You will not be able to eat anything except breakfast: they do not cook. But you can take boiling water, but only in the dining room, there are no dishes in the rooms at all, so you need to find glasses and spoons yourself and somehow survive. Therefore, it is extremely difficult to eat with a child. There was a tennis table, I read in the reviews, I asked where it was - they say that there was an emergency with the flood and it was gone. Walking with a stroller is really a nightmare - about 20 minutes (1.3 km) to the sea and 400 meters of them were on gravel, on which the stroller does not roll - I had to carry it on myself. But there is good news - just when we were there, the asphalt was rolled up almost to the hotel itself, only the last 50 meters of rubble remained, so we still have to carry it... Another nuisance, but not related to the hotel, is rotavirus, or just some unusual bacteria in the food that all the visitors around were poisoned. Moreover, they ate in different places, different people - acquaintances and strangers, then a girl met hugging a palm tree depicting a fountain, then two grandfathers in a pharmacy, then friends vacationing in Sochi and stopping by to see Abkhazia, my wife and I and many others. I was very worried about my daughter - but I was lucky and she didn't catch it.
Now the pros.
The air conditioning in the room worked well, the room was spacious, probably because the junior suite, the linen was always clean. The water in the pool was also relatively clean and warm, and before we left, the water was drained, the pool was washed and re-filled.
To summarize: the hotel is not worth the money paid, but if there is no choice, you can go, but without children. That is, if you set yourself the goal of getting to Sukhum with a vacation, it is not difficult for you to walk more than a kilometer to the sea every time, you are unpretentious in food and do not forget to drink 50 grams of strong before each meal, you are not looking for entertainment at the hotel and are not burdened with children - you are here!

We stayed at this hotel for 10 days, overall the impression was wonderful. The pool is warm and heated, which allowed swimming 24/7. Breakfasts were held from 9.00 to 10.00, every day there was a different dish, but they only give tea, there was never coffee. The hotel parking is free with video surveillance. The sea is within walking distance ± 15 minutes, grocery stores are nearby. In general, we were very satisfied.

We had a rest in July 2022. I put 2 stars, because this hotel does not even pull 3 stars. I wonder who wrote that there are good breakfasts there? They're disgusting. Coffee, even instant coffee, stopped putting out a jar on the third day of our vacation. There are 2 types of porridge to choose from, and semolina is always one of them. And another plate with disgusting noodles and 2 pieces of the cheapest sausage. Or, instead of this plate, a plate of cottage cheese. I wonder who doesn't eat milk, what did they eat on the day they were given porridge and cottage cheese?? Fruits are sometimes plums, well, every other day. In short, I was shocked by the breakfasts, and not only me, I talked to other tourists, they have a similar opinion. The rooms themselves are also so-so. For example, there was no refrigerator in the room, after my husband went to the reception several times, they finally brought it. There is no kettle, like come to the dining room and get boiling water there. Yes, I get up early, and breakfast starts at 9 a.m. It's tinny. I want to go to the sea early so as not to be in the heat, but no... This is the first time I've seen such late-night spending. Moreover, what to cook there- I made plates and put them out for distribution. And by the way, they have both a cleaner and a cook- the same old woman... apparently a universal soldier. And of course, everything looks prettier in the photo than in real life. The carpet in the rooms is stained (other vacationers also confirmed this), the rooms are cleaned about once every 3 to 4 days. Moreover, cleaning for some reason involves only a change of bed linen and towels. The carpet was vacuumed, and the bathtub wasn't even washed. But I must say that I am very clean myself and therefore I always try to keep the room in order myself. Apparently it seemed to the cleaner that it was already clean... you can exit the room to the balcony and there is a surprise- there is one chair, and the room is at least for two. The second one probably should only stand on the balcony, i.e. it will not work to go out and sit together, and even more so, for example, to drink coffee - there is no table. Is plastic furniture really so expensive? there is a children's sandbox in the yard, but it is in such an unsightly state... there is a small pool, but I did not dare to swim in it, although it seems to be even cleaned, but it looks like it is not very good.. in general, the staff moves around the territory like sleepy flies, doing nothing (although, of course, they may work hard during the day- when we were not there, but I doubt the result is not visible) the territory itself is not well maintained. I think another couple of years and the appearance of the hotel will not be attractive at all. The conclusion is that I will not return to this hotel anymore. And those who write that this hotel may be liked by those who have not seen the best! Next time, if we go to Sukhum, we will try to stop at Intersukhum. Or to the Garuda Boutique Hotel. It's just that this time we didn't plan our vacation in advance, so we got to Viva Maria.

Hello, I stayed at this hotel in August 2022. Well, what can I say, the hotel is 3 stars, I would give a maximum of one star and that is unlikely. When we arrived at the hotel, we were asked to pay the balance, we gave them the money, but they didn't have the change and they told us to come in the morning. When we came in the morning, they said there was no change yet, as a result, we ran after them for two days to pick up our change. The website says that they have a gym, a dining room, a bar, a Jacuzzi. In fact, the gym doesn't really work, but I doubt it ever worked at all. The bar and dining room are closed, the most they have is homemade wine, but it's disgusting. The Jacuzzi is also broken.
The pool is deep everywhere, you can't get up anywhere. There is nothing in the room except a bed and a 4-channel TV.. no mugs, no spoons, plates, water.. the towel is changed every 4 days. The staff is even worse than the hotel, especially one young man, when you ask him for something or ask for it, he turns away from you and leaves, and in order for you to hear what he answers, you have to run after him.. their behavior is boorish, no respect for the guests…
NEVER COME TO THIS HOTEL. It does not meet the requirements of 3 stars, money and everything else!

There is a heated swimming pool in the courtyard-even in the rain and in the evening we swam! Rooms with balconies. The sea is 15 minutes away. The beach is clean and pebbly. We were swimming. It was warm. The nature and the air are wonderful. Roads leave you to do better. Overall, the impressions are good. Thanks to the hotel staff.

The room is clean and large. Towel, toilet paper, liquid soap, everything was there! Refrigerator, TV in the room. Boiling water was taken in the dining room, never provided. Breakfast was always delicious porridge, butter, eggs, everything was fresh. We liked it, everything is at home! There is a children's area where the child had fun. The territory is all green, cozy! I'll tell you right away, who needs to clean up every day, change the bed linen - you are not here! We kept it clean ourselves, we threw the garbage in the trash, well, as if it wasn't a burden to us. The most important thing for us is the atmosphere! In the evenings we had dinner near the room, we had a sofa with armchairs and a table, this was our area, next to the pool, palm trees, lighting - beauty! So, for those who do not care about a five-star hotel, who knows how to relax, you are here!

The most terrible hotel, we stopped by at night, paid the money for three days, it was hard to see at night, and in the morning we were blown away! The whole room is dirty, the staff is terrible, who, at our polite requests to at least change towels and bed linen to clean ones, began to show off that everything was ready for our arrival. The towels for a minute were all stained and as if in snot, there was blood on the bed and the bed linen smelled, in general, phew!
We left there, just spending the night, and were kindly sent somewhere further about the request to refund the funds. I have always considered Abkhazia to be very friendly and welcoming, and for the first time I encountered such a boorish attitude in this "hotel".
I wish all visitors there not to get into the same room and the same attitude towards the guests. I hope the hotel will reconsider its attitude towards its guests and do everything possible to prevent this from happening again.

I don't know why people give 5 points, but it's really not the case.
Minuses:
1. Dirty pool.
2. There is no variety for breakfast.
3. There is no parking.
4. There is no drinking water in the rooms
5. During the week of stay, no one replaced the towels or cleaned the room.
6. We had 1 key from the room. That is, if the key is lost, you cannot get into the room.
7. They moved into a dirty room, the mattress sagged and dirty with urine odors, the door handles were broken, the showers were mildewed from humidity.
8. They moved to another room, but also no better: mold in the bathroom, the smell of sewage, broken plumbing (the toilet did not flush).
9. There is no subordination among the staff, friends of employees or owners were constantly sitting in places that relate to the rooms of the first floors. Whoever was there knows what I'm writing about.
Of the advantages:
1. For the first floors in front of the entrance there are cozy places on the street consisting of a table, a sofa and 2 armchairs. It's really nice, because in the evening you can relax there with a cup of tea.

Nice hotel. Real 3 stars. There is hot water and a shower. The dining room is comfortable, it will always feed you if necessary. It is located 15 minutes from the sea. No matter how far away, but while you're walking, you'll see all the surroundings. You'll see how people live. Go shopping. The room is clean, the air conditioning is working. We will definitely come back again.
