we were here in September 2024, we liked it, but there are nuances that unfortunately we will not be able to go to this beautiful villa. the fact is that we sleep almost until lunch and Khanuma was waiting for us to feed breakfast, and this is not good, secondly, we drive around Abkhazia until late at night. I can't get enough of it and in the evening we stop at the spring to make people less crowded, upon arrival it turns out that all cafes in Athos are closed from 10 p.m., you are nowhere You won't eat there after 10 p.m. The kitchen is closed in the house, there's no microwave to heat it up, and there's no electric kettle either. and so the house is nice and matches its price, breakfast is included in the room rate, we had a 4500 room, sea view, the pool is clean and works all day and night.everything is clean and tidy, the territory is large, the breakfasts are really delicious and satisfying. In September, there weren't a lot of people hanging out, and we met a beautiful couple from Krasnodar who gave us a lot of advice on excursions. the road from the sea is uphill, but not steep, the grannies walked with us without getting tired, and it's also picturesque.

Polite, friendly staff, clean and comfortable rooms with air conditioning, wi-fi and TV.
Clean area with Parking and barbecue area, clean swimming pool.
Delicious cuisine.
Another important plus is close to the beach.
Stunning views and beautiful sunrises with sunsets, and most importantly the mountains😍
We will come back here more than once🫶🏻

This place has left vivid memories in my heart, and I am happy to recommend it to anyone who is looking for privacy and comfort.
The villa is located in a picturesque corner of Abkhazia, among green mountains and clean mountain air. The view from the window of our room was truly mesmerizing, and every morning began with a delightful landscape.
The villa staff is very hospitable) All our requests have been satisfied.I would especially like to mention the delicious home cooking – each dish was prepared with love and skill.
The rooms are spacious and clean, with comfortable beds and everything you need for a comfortable stay. The availability of free Wi-Fi and air conditioning made the stay even more enjoyable.
Villa Familia is an ideal place for those who want to enjoy the beauty of Abkhazia and experience real hospitality. I will definitely come back here again and look forward to the next visit.

A very warm place, a good sauna. The pool is gorgeous , there is a children's pool. There is a parking lot and its own cafe. A clean, cozy courtyard .

The perfect place. The ratio of price and quality of service. 10 minutes to the sea, a swimming pool on site, there is a shop in the next house, the price tag is at the bottom by the sea, very convenient. The rooms are clean, tidy, the view from the room to the sea and mountains was. Satisfied. We recommend it to all our friends.

Great place, hospitable host Dmitry. He had them in 2021. Clean, well-groomed territory. Heated swimming pool. The rooms are very nice. In 2023, we rested in another place, but came to visit. The changes pleased me. The territory is expanding. We went to Dmitry's for lunch and dinner. The prices are reasonable, cheaper than in a cafe. The portions are large, everything was delicious. The only downside is that this hotel is remote from the sea. It is located at the foot of the mountain. Walk to the sea slowly for 15-20 minutes. We have to climb back uphill, but it was not a problem for us. It probably won't be convenient for the elderly.

We arrived there at half past 12 at night, last year in Gagra we were met, fed, settled. A sleeping lady immediately comes out, moves us into another completely different room with the words "we will move tomorrow." Well, nothing. The next day, when I asked when, they told me, "oh, and we have an overlap, your room is still occupied until tomorrow," this already somehow spoiled the holiday mood. The next day, they eventually relocated, everything is OK. The room has never been cleaned in a week, you throw out the garbage yourself, the staff is not very friendly. Going down to the beach accompanied by cows was also not very pleasant, and climbing a broken road up a very steep mountain is also difficult, also accompanied by cows)))
Of the advantages - there is a swimming pool, you can swim there after lunch, lie down to sunbathe, the kitchen is VERY tasty!) There are few people and it seems like no one is sick, far from the main beaches, which is also safe. Not far from Mount Athos, you can get there for 300 rubles by taxi, taxi drivers are also there and will take you back for the same price. Overall, it's nice, clean, but there are a lot of buts.

Definitely not worth your money. Upon arrival, we stood near the gate for 20 minutes, no one opened and did not pick up the phone, although we warned that we were going. The manager was unfriendly, did not explain anything. When I asked about the kitchen, she said that you can only use the kettle.The room for four was very small.From the sea to the guest house, it takes about 20 minutes to walk uphill. There are two pools on the territory, the big one was cloudy, they did not dare to swim. The first day was paid for. There was no desire to stay longer at all. In the morning, they refused to feed us with a paid breakfast. I do not recommend anyone to rest in this place.

We had a family vacation for 10 days. We really liked it. The hospitality of the hosts, always with a smile Dmitry and Asta. Matuna has a delicious and clean kitchen. A gorgeous heated swimming pool for adults and children. The view from the room is simply fabulous, the mountain and the sea. It seems to be 1200-1300 meters to the sea on foot. It took about 10 minutes to walk with a small child. We arrived rested, tanned and full of energy. Thank you Abkhazia! Thank you Villa Familiya

We have only good memories!
We booked a suite in a house that will be completed next year (only the first floor was ready), there are only three guest houses on the territory,
I liked the room, the bed was clean and snow-white, the rooms were new.
There is a cafe on the territory , Khatuna prepares sooo delicious food to order and brews delicious coffee, always large portions, at home and it is very tasty).
There is no shared kitchen for cooking, a kettle and a microwave are at common disposal. Payment in cash, or by transfer (wi-fi is enough for this), so no problem!
The hosts are hospitable and friendly. It is noticeable that they love what they do! They didn't clean up for 7 days , but it didn't bother us , we took out the garbage ourselves and were basically absent from home , we came only in the evening. If you come up and ask, they will definitely remove it, this is not Turkey, there will be no such service here and it's stupid not to understand this when you go to Abkhazia! Everything was wonderful here!!!!! The territory is well maintained , the pool is clean , the room is good, the hosts are friendly, the food is delicious and fresh, I was worried about the food the most, but in vain! Yes, one day there was buckwheat and sausages for breakfast, but what's wrong with that?! The usual food for us , healthy / nutritious!!!!! And the most important thing is that the food is ALWAYS FRESH!!
We arrived by car , Parking is large on the territory of the guest house! It was always quiet after 23:00, which is an undoubted plus for families with children and a comfortable stay!
After 23:00 we sat on the terrace of our room, drank fine wine (which we bought there) and enjoyed the views of the mountains :)
There were no problems with water and electricity!
It takes 15-20 minutes to walk to the sea, it will be problematic for the elderly, but you can always order a taxi, it's not expensive and fast. To order a taxi, people usually turned to Khatuna.
We had a late check-in, which Dmitry was warned about in advance, we were met and settled in without any problems.
Also, if you are interested, then the owner's chacha is excellent, clean, strong, real, I advise you not to risk taking it elsewhere, take it only here!
I would like to come back here again!! We wish prosperity and development to this place!

We were in Abkhazia for the first time, with a very large family of 11 people. We have booked 5 rooms in Villa Familia. Upon arrival, we checked into the rooms that were indicated at the time of booking.
The rooms are clean and the higher the floor, the steeper the views from the panoramic windows to the sea and mountains. There are breakfasts, everything is delicious at home, you can order lunches and dinners, the prices are pleasant.
There is a swimming pool, which helps a lot when you don't want to go to the sea. The sea is 10 minutes from the house, through the New Athos railway station. There is a local market nearby. The disadvantage of the way back from the beach is to go downhill.
Many thanks to the hosts and staff of the guest house!!! We had to stay in Athos for another week, because we canceled our reservation for a house in Sochi, the day before the move. The owners got into the situation and settled 11 people comfortably, even giving away their own private room.
Separately, I would like to highlight the Manager of the guest house, Khatuna, who will solve and advise on all household issues. And it will feed you lunch and dinner very quickly and deliciously.
Thanks to your guest house, we really enjoyed our vacation in Abkhazia. We hope to return!
