For the first time we rested with our son in this guest house. We planned to stop by for 5 days, we stayed for almost 2 weeks. The hospitality of the hosts and the responsiveness of the staff melted our hearts.
The hotel has everything you need: clean, cozy rooms, a large courtyard with chickens and turkeys, its own summer kitchen for self-cooking, a cafe, a swimming pool with hammam (a great alternative to the sea in bad weather). Close to shops, public transport stops, the sea is a 5-minute walk through picturesque places. Mountain view. We lived in a comfortable house. Inside there is everything you need: a bed, bedside tables, a sofa and a table, a kettle, a refrigerator, a TV, a lamp, a spacious bathroom with good water pressure in the shower.
One of the disadvantages of the room is the lack of a closet. Instead, hooks and a shelf for things hang on the wall. Because we were delayed and there were a lot of things, there was a visual mess. But this is a small thing, it did not bother us.
The yard is spacious and clean, despite the fact that birds walk all over the territory. There are benches, armchairs, a hammock. You can relax in the sun and in the shade. There is parking in the courtyard on the territory of the hotel. The staff is very polite and responsive, all requests were answered promptly. The room is cleaned every 3 days.
The hotel has its own cafe, which is very tasty food. There are complex breakfasts and lunches. Special thanks to chef Sarkis, he brightened up our vacation with his culinary masterpieces and a smile 😊

I travel around Abkhazia 3 times this year, choosing interesting hotels in beautiful and different locations.
Rosemary is a hotel attached to a private house, like almost all housing in the area (Ldzaa).
Sea with crystal clear water, beach, forest park, state cottage in 7 min.; nearby shops, bus stop.transport, cafes.
On the territory of the guest house.the complex has a kitchen hidden in vegetation (if you cook yourself), there are washing machines (300 rubles), a sauna and a swimming pool (I haven't tried it), turkeys run around (beauty), persimmons, grapefruit, tangerines grow, etc.
The room has a TV (not included), a hairdryer (on request), no closet, there are hooks on the wall; comfortable beds.
The staff is wonderful: they promptly help with any questions (household, organizational); friendly people, special thanks to Sarkis-solves all questions at any time!
If you are determined to relax and enjoy nature, the sea and the soul of Abkhazia without requesting luxury holidays, this is the place for you.
They cook deliciously in the restaurant of the same name, but I did not take breakfast, I chose from the menu (it was more profitable for me, because breakfast consists of dishes that I do not eat, there are 2 types of breakfast: 400 r and 700 r).

The food is very tasty, Sarkis and Karina cooked quickly and very tasty. Awesome homemade wine and cognac on walnut.
And what a cool background music in the cafe and on the territory of the hotel.
The owner is a very peculiar person, I tried not to cross paths with him, although he is a good manager: he built a thoughtful complex, professionals work for him, and yes, I will return there.

A very nice place. Beautiful, well-maintained territory. The food in the cafe is good and delicious. The staff is helpful and friendly. Everything is fine, if only there was one thing: THE OWNER! He is constantly trying to cheat, to take more money from the guests. If you refuse to pay, you start to explode and talk disrespectfully. He makes remarks to the guests from scratch (The woman did not greet him! And according to etiquette, who greets first?) We ordered two rooms for a large family. The booking has been confirmed. And as a result, they settled in one family room, indicating that it was a suite! For the first time I saw a suite with a tattered armchair, a sagging sofa, on which it is impossible to sleep! There is absolutely nowhere to put things, because there is not a single closet. They took money for parking - 600 rubles per day. The owner imposed breakfasts at 600 rubles per person. This is probably his favorite number) In general, the whole impression was spoiled by the owner, otherwise it's fine.

I rested in this hotel from 6 to 12. 09.2024., the hotel itself is pleasant, the room in which was compact and cozy, the room had air conditioning, refrigerator, TV (although only TNT works), bathroom, double bed, sofa, kettle, table lamp(broken), two cabinets without doors and Hooks on the wall with hangers (which apparently served as a closet, which is extremely inconvenient). The service there is of course "on top", in six days they have never changed the linen, one wet cleaning (if you can call it that), take out the garbage yourself, with the nearest tank located a hundred meters from the hotel, the air conditioner has apparently not been cleaned since installation. The courtyard of the hotel is beautiful, there is a lot of greenery,
fruit trees grow, chickens and turkeys walk, there is also an indoor swimming pool and a hammam. We did not go to the hammam, we swam in the pool once for us personally, it did not seem comfortable (deep and without a side), there are also living creatures in the form of cockroaches in the pool (I did not seem to notice in the room). There is a cafe on the territory of the hotel, upon check-in they agreed to breakfast, the price of the issue is 600 rubles. Per person. I'm not a gourmet in food, but I'll say right away that it's not worth it, around the corner in the sunflower cafe is both tastier and cheaper. Car Parking is paid on the territory of 300 rubles.A day, but this does not guarantee the safety of your car, as it was in my case, the very "decent" and "friendly" owner of this hotel, Eldar, knocked my car on the territory of the hotel in his car and left. He did not compensate for the damage, there was no rational proposal on this issue, I did not even hear a formal "sorry". Our vacation was ruined, but whether you go, decide for yourself.

We checked into a clean room, wet cleaning every 3 days, everything is modern inside.The owner does not know what his name is, it feels like he is not happy to see you, constantly sullen, I do not know how in other places, but I met such things for free, parking is paid here, laundry is paid, the sink in the room was heavily clogged, but since they were not used, it did not cause any inconvenience, there is trouble with the kitchen, one frying pan, no detergents, we had to buy them ourselves. In general, in small things, there is something else, but it is not worthy of attention. A solid four.

We rested here twice, and we will come again. We lived both in comfort and in economy (there were no places in comfort). We liked everything, we went with a large company, and together with my husband. The rooms, regardless of the classification, are all clean, cleaning is constant, there are air conditioners everywhere. The main difference is only in the presence of a TV, and in the bathroom, it is either in the room in comfort and on the floor in economy. We enjoyed our stay there and there. I came for 7 days on vacation. There was one. I was worried. But everything went great.
The hotel is cozy. The room has all the amenities, air conditioning.
The sea is a 5-minute walk away. The beach is free, the sea is clean. Nearby cafes, canteens, shops.

Cafe Rosemary. They cook just fine!!! The atmosphere is 10 out of 10. We ordered a "Shepherd's Dinner" - the service is excellent, fried quails are just licking your fingers. We had a vacation with my sister in August 2024. We chose by appearance, by proximity to the sea, but forgot to read the reviews in advance, but in vain.. On the day of arrival, as soon as we entered the territory, our good mood was completely spoiled by the owner of this place. This is the first time I've met a person who hates people so much, who doesn't know how to talk at all, and doesn't want to talk normally in a human way with people who check into his hotel. He's not allowed to go out to people at all! We had not yet managed to get the keys to the room, as we already desperately wanted to escape from there! But it was the season itself and it is very difficult to find something good quickly. We liked everything else in the hotel: nature, lots of greenery, a normal room, the food in the cafe is delicious, but expensive. The cook at the cafe Sarkis is a wonderful person, if he were engaged in settling in, then everything would be fine and people would not meet this boor and tyrant. And another thing I met for the first time on vacation was that the garbage had to be taken out by ourselves and so far away, more than 100 meters from the hotel, that I did not immediately find this place and was in complete shock. In general, if you remove this owner, then everyone's vacation would be fine, and many people would not even pay attention to garbage and other unexpected things. Therefore, if you decide to come here, then think 100 times whether you are ready to spoil your vacation for your money. I'm not ready.

We had a vacation with my husband in early August 2024. We had a separate room with a toilet, there is an economy option with an attic window, but it did not suit us. We chose a room with a toilet, extended it twice, so we liked it here.
The place is very cozy, the courtyard is A la patio, you can sit and relax. There is a poultry house on the territory, we are used to it, this is the second time in Abkhazia, it does not bother us.
There is a cafe on the territory of the hotel, they cook very tasty, Abkhazian cuisine, restaurant service! Special thanks to Karina and Sarkis, the cafe staff, for their hospitality and cordiality, they are always ready to help, call a taxi, offer excursions.
We talked with the owner Eldar and his wife and did not notice any arrogance or any negativity, on the contrary, they were always ready to help us.
We did not use the pool, went to the sea, fortunately it was five minutes away.
We used wi-fi: two points in the cafe and on the common territory work separately.

I booked 2 rooms, upon check-in it turned out that there were only 3 showers for 8 rooms. We offered other rooms, where there are 2 showers for 7 rooms. This information was NOT indicated in the indication of the numbers. To which the hostess said, "if she gives all the information, they will not come to them." The upper rooms have been renovated from the last century, there is only a bed, a wardrobe and a chair in the room. You have to go to the room through the common corridor for all rooms BAREFOOT. Apparently, you've never heard of a TV, glasses, replaceable towels and sconces here, they just don't exist. Although the price tag of the room is not the cheapest compared to other hotels. The cost of parking is 600 rubles/day. Chickens are running around in the yard, small children of the owners are screaming and running naked, they also run along the corridors and can freely enter any rooms. Why should my child look at other people's naked children?! I refused to check in, the money was NOT RETURNED. Reviews are disabled on the popular booking site to avoid leaving bad reviews. Avoid this place!!!

I stayed at this hotel in June 2021, booked through Booking. I contacted the owner of the hotel, he asked me to cancel the reservation, which I later regretted, because you can't leave a review anymore. I have been vacationing in Abkhazia for many years and this is the first time I have encountered such treatment of clients. The owner of the hotel is very conflicted and it started from the very check-in. The first breakfast he had in a cafe and then there was a problem. As a result, we ate at the Sunflower cafe around the corner, where there is always a queue and friendly staff, and he has a half-empty cafe. The walls in the hotel are made of cardboard, the upper floors creak and the audibility in the neighboring rooms is excellent. Parking is paid on the territory, take out the garbage wherever you want, cleaning was done once, chickens run around the territory and shit in the grass. There are a lot of restrictions in everything. The toilet drain tank broke on the second day after check-in, he offered to fix it himself, the batteries in the remote control also needed to be bought by himself. People do not spoil your vacation, such hoteliers need to be punished with a ruble, in Ldzaa there are a lot of decent places to settle at adequate prices, where they will accept you with Caucasian hospitality, with a smile and will not spoil your vacation. Absolutely terrible attitude towards people, the owner is a very arrogant type. Upon arrival, we received the whole range of negative emotions. We lived for three days, returned the rest of the amount and moved. We do not set foot in this place anymore and do not recommend it. They hang a bunch of restrictions and warnings on you from the doorstep, saying that they do not have garbage cans, go outside the gate to some vacant lots with your garbage, that there may not be enough dishes in the kitchen and this is not their problem, bring with you that they say a shared kitchen is an additional service and none of the staff is behind it I don't have to keep track. In fact, the kitchen turned out to be full of unsanitary conditions, are people probably mistaken for pigs here? The stench is terrible in the heat. There is also no trash in the room, as I understand it, you need to bring them with you according to their logic. It is not surprising that the house is half empty, and prices are reduced by 25 percent in the season, it is absolutely not profitable to book in advance. When asked to show the territory, they were refused - look for yourself. Thanks to the Russians living there, they helped. For parking the car, we found out the amount in fact, which is higher than the stated amount.
You will be offered breakfast at 600 rubles per person upon arrival, in a nearby cafe (on the right outside the gate) you can eat 500 rubles for two, and they are trying to sell breakfast immediately for all vacation days, they do not consider other options. If refused, they were forbidden to enter the cafe at all, to go to the beach through the gate, to be honest, there was no desire anymore.
There is dirt and an unpleasant smell in the kitchen and toilets, it is impossible to eat and cook.
Well, is it really difficult to get out, or do they consider that once the budget of the option is available, it is necessary to breed piggy conditions.
The stairs to the second floor are generally a disaster, a narrow spiral, overgrown with grapes, you can kill yourself.
This place looks decent only from the outside, once you check in, you will find out all the charms. There is a chicken coop on the territory, which also smells like the whole yard.

We ordered a simple room with amenities for 7 rooms in a month, they said that we would come together and we were a couple. Upon arrival, we were given a room with different beds. Only after 2 days they were moved with a double bed.
The room was dirty, there was dust and lumps of hair on the floor, used earplugs were lying around!There were beds, a wardrobe, a chest of drawers and an air conditioner. There is no TV, no refrigerator.
The kitchen is shared in terrible condition, the garbage from the kitchen was not thrown away for a week and from this there was a good smell. Cockroaches are everywhere, in the shower, in the dining room!!! The faucets in the toilet are broken!!

But even in a budget room it is quite comfortable. Three bathrooms on the floor, no queues. The room has everything you need, except for the TV, the bed is clean. There is a cooking area with all utensils on site. Rosemary also has its own cafe, you can eat there if you don't want to cook. The yard is large, there are a lot of greenery, chickens, turkeys are walking, everything is so cute at home. There is Wi-Fi, but it doesn't work very well. Of the disadvantages, I will also name an old mattress and poorly washed white towels.
But in general everything is fine, thanks for the hospitality!

We live here in the present.Tomorrow the vacation will end and we will leave, but we will definitely return next year. We are very happy with everything. Comfortable rooms with air conditioning, WiFi throughout the territory, our own cafe, we took breakfast, which we were very happy with and we spent our morning searching for where to eat, we took lunch and dinner either here in the cafe on the menu or on the embankment when we walked, but you can choose the all inclusive option. I was pleasantly pleased with the presence of a hidden swimming pool and hammam. There is a kitchen for shared use and a barbecue. The beach is 5-7 minutes away, shops and pharmacies are 2-5 minutes away. Large territory near the hotel, cicadas and fireflies 😁

The beach, shops,bus stops, kiosks with excursions are all within walking distance. A cozy place and kind-hearted hosts, delicious food, atmosphere, greenery, roosters, chickens, cows were always grazing nearby, horses, you leave the room, mountains in the distance, animals in a clearing, the sun, delicious breakfast, everyone always smiles, it's nice to talk, ask any information, they will answer and explain everything. Impressions after a vacation in this place are extremely negative. The owner is aggressive and narcissistic. I told myself to change my bed linen when checking in, because "the maid is not doing well." There is no soap in the toilets, and there are no trash cans in the rooms either. In my room, the light bulb in the desk lamp was unscrewed. The food in the cafe at the hotel is tasteless, the portion is small, the price is too high. A mandatory 7% surcharge on the "table service" bill. They are always rounded up to 10%. The service consists in saying that dirty dishes should be taken back to the bar, the table is not wiped and they refuse to give the box when delivered with them, because it "costs money". All the staff match the owner - arrogant, boorish, tight-fisted. I do not recommend this place.

We refused to move into a dirty room with a faulty air conditioner with fungus, to which the manager in an extremely aggressive form refused to change the room even for an additional fee. We were not refunded for accommodation, parking, or pet accommodation, although we paid for 3 days. In one word ***.
The hotel grounds were covered in clay after the flood, the ground floors and the communal kitchen were covered in mud. The room was on the top floor under a roof on the sunny side without curtains, the temperature in the room was 50 degrees. Well, the cherry on the cake is the Rosemary staff. Two greyhound cleaners with gopnik habits, one of them is most likely a relative of the hotel owner, which is probably why she was so openly rude.

In December 2021, I booked a room for August 2022, transferred an advance payment for 2 days. Upon arrival, they raised the cost of the room by 1000 rubles per day and then allegedly doing me a favor that I booked so early, there was no answer to my question why I was not warned at least in May, June, and why they used my money for more than six months. Rather, they were motivated by the fact that it was not them, but the tax inspectorate that raised their price. I had to look for another place with my grandmother and a small child, we found even better conditions, more well-groomed rooms, with a more gentrified territory, with pleasant hosts and an administrator, but we lost half a day. I did not stay on principle, because I no longer wanted to live there with such a boorish attitude.

If you want to spoil your vacation, then this is the hotel for you! They don't know anything about service and comfort here! The manager is a disgusting, not hospitable man! The price for a room can change 3 times in 5 days, and in a big way. The rooms are dirty, not well maintained. Everything is absolutely for an additional fee and you still need to ask and run after the hotel staff.
Booking does not guarantee check-in. I do not recommend visiting and staying

Quite a good hotel, we went to the neighboring cafes to eat and cooked ourselves in the summer kitchen sometimes! We had a rest in the month of June, there were almost no people, the cafe was just about to open. There were 10 of us, 5 adults and 5 children, rented 4 rooms in a building that is located deeper on the 1st floor. The rooms are middle class, but I think they fulfill their function, refrigerator, air conditioning, TV, a couple of beds, shower and toilet. At first, there were problems with hot water, since we were alone in the hotel upon arrival, the boilers with hot water were turned off, after we informed the hotel owner and he fixed everything. The kids were frolicking in the pool, the adults were in the kitchen, everyone was happy and the sea was not so far away. Shops are nearby, a minibus to Pitsunda is also 1-2 minutes away. We went to the hammam a couple of times for extra. The board, we all liked it and even the children, a lot of steam, warm and comfortable. The owner treated us to wine on the first day, although it is sour, but it looks like natural, not like what they sell on the way to the sea and at the kiosks themselves. In general, I liked everything, for those who are looking for a comfortable and relaxing holiday, then you probably need to go to other countries - and this is still Abkhazia! And here everything is a little different, but cool! And I also remember the tour by jeeping, for the whole day, in general, the bomb. Mountains, waterfalls, Lake Ritsa, Alpine meadows, etc. A lot of dogs, cats and cows, all kind as the residents themselves on the territory of Abkhazia.
PS There is no place for non-blondes in Abkhazia! There are other conditions here!

Unfortunately, I live from August 8 to August 14 in this mess.
I booked directly from the owner of the Eldar.
I read reviews that when booking on the site, it asks to cancel so as not to pay taxes and fees.
I booked 3 normal rooms with amenities for 7,500 / day a month before arrival, he asked for an advance payment of 10 tr, two days before arrival he asked to write / remind. I am writing, and suddenly he informed me that he "for some reason decided" that we were coming not on the 8th, but on the 10th of August, although our correspondence with the dates and dates of stay is available.
He doesn't care at all, his living guests extended their stay - he forgot / changed about your reservation (although I will note the one already paid for).
That's what the receptionist Elsa honestly said upon arrival.
To the question :
how could they give away our rooms if I made an advance payment for them a month ago - the answer was: I do not know. I have such a situation today, and if you don't like it, I will refund the money.
Well, it's great to leave 3 families with children and a pensioner two days before arrival without a roof over their heads during the peak season.
He doesn't know how to keep a record, or he doesn't want to do it honestly.
As a result, we were smartly offered a hostel with shared facilities for 4500 / day and the wording: they say, what are you dissatisfied with?!
Seriously?! Pay 10 tr a month in advance , so that you don't put me or friends with a child in later?
The charms of the hotel are the monotonous tasteless breakfast is included in the bill and do not disown.
And the most interesting thing is that the guests should throw out the garbage from the rooms themselves! But there is nowhere to do this on the territory, the maid swears, they send either to do it on the beach or in front of the store. But in front of the store, the locals make comments, they said : what kind of unscrupulous hotel owners, because we don't have a dump here. ;))
And going to the beach with garbage is still a pleasure.
Only selected guests are allowed in the pool.
Towels have not been changed for 6 days of stay, there is no cleaning. A completely non - customer - oriented service .
This is my second time in Abkhazia. The first time was successful in another hotel in the same village. This time, I'm terrified. I won't recommend it to anyone else.
They didn't even take breakfast today - they bought scrambled eggs - frozen old chicken fillet and terrible overcooked and over-salted eggs.
Both the cafe and the hotel are disgusting.
Of the TV channels, only TNT, and then if it pulls. And so there are regular interruptions with light and water - they turn off when they want .

The hotel is flooded, and you walk like in a swamp - you need rubber boots (3 photos show a view from the hotel balcony).

We were in July 2022. The promise that my husband and I would be given a room with a double bed was ignored. At the entrance, they took 150 cars per day for a parking lot - a shock! We got lost.... We call the owner, we say that 2% of the battery is running out, but we can't find his house, we told him where we were, I didn't even move to meet him. The shared kitchen is unsanitary. If there are difficulties with other residents, the owner tells them to decide for themselves ((((
One of the advantages is a large courtyard, next to the sea and the sea in Pitsunda is clean
