A wonderful location in terms of the sea. I went out the gate and you're on the beach. The rooms have everything you need except a kettle. A well-equipped kitchen, friendly hosts, you can buy your own smoked trout, order delivery of rolls and even rent saps) Of the cons: the rooms are cramped (if 12 meters are suitable, there are no questions, I am writing for those who are not too comfortable with such a meter) and there are too many prohibitions (hence the lack of kettles in the rooms, since you can not eat in the room.To be honest, this is the first time we've encountered this). The store is a little far away. Although there is a wonderful cafe at the guest house nearby (look for the gate with lions and greetings to Eleanor Leonidovna) and a kiosk with fresh beer / waters / tea. And one more thing. Fans of gatherings after 22 are definitely not here.The gate to the beach is closed at night. Read the reviews carefully and choose the vacation you need)

An amazing place to relax if you want a deserted beach with crystal clear sea🌊 The rooms are clean, cozy, with all necessary amenities. All appliances are working, a very soft and comfortable bed (people over 30 will appreciate it). Stunning views from the balcony. It's 2 steps to the beach, just open the gate and you're already at sea. A very cozy hotel. There is its own kitchen-dining room, it is very clean, there is absolutely everything for cooking utensils and appliances (even a game console is available). I would like to thank the owners of the hotel separately. Very nice, polite and just amazing people who love their job and make our vacation unforgettable. We were only together for a couple of days, but we got enough emotions for a lifetime! Thanks! It was cool) We'll be back later.

The Cape Sukhuma Hotel - we rested here together with my mother at the end of July. I really liked everything 👍 Everything is done with the soul and care for a great vacation. The rooms are clean, cleaning and linen change, everything is new. In the room: Wi-Fi, air conditioning, mini fridge, wardrobe, bedside table, table, bathroom. Everything is new! On the territory there is a barbecue area, a kitchen, a gazebo, a summer shower, an outdoor cinema. The sea is beyond the gate! The beach is not overloaded with vacationers, the sea is clean and warm. The kitchen has everything that can be useful for cooking. But we didn't cook, we ate in a cafe 5 minutes away. The hosts are very decent and kind people - Sergey and Svetlana, Vitaly and Elena, thank you for your work, for our carefree vacation, I will definitely recommend your guest house, especially since there are no such hotels in Abkhazia anymore! Everything is at a high level, which we are used to in Russia 😉

The whole area is under video surveillance, (by the way, we never locked our room with a key) The hosts, in my opinion, are very decent and kind people - Sergey and Svetlana, Vitaly and Elena, Listen to all the wishes of the guests, create comfort and do not interfere with your rest . I saw two negative reviews on the site, and I know the circumstances that led to their appearance. this is an insinuation and nonsense.. I will definitely recommend this guest house to everyone.. he's good..

A great place to stay, was in October. Everything is nearby. The sea with a pebble beach is just a stone's throw away. Shops are within walking distance. Cafes and restaurants can be reached by any transport (taxis, buses, minibuses). The hotel has its own kitchen with all the equipment, you can also wash and iron there at any convenient time. All the locals in one voice told us all the rest that the Lighthouse area has the cleanest sea😁 There are few people on the beach, the sea is really clean😍 Exactly what you need There is a dining room nearby, you can go there. It is quite far from the main infrastructure, but this was a plus for us))) You can get to the market or the center by taxi about 300₽, bus 15₽ or minibus 30₽ So we were very pleased with the choice♥️♥️♥️

I had a family vacation from 08/17/2024 to 08/23/2024, I was with my wife and two children, they placed us perfectly in the room! The guest house is located right on the shore, got up in the morning, took two steps and was already at sea, this is a huge plus. All seven days we admired the sea and dolphins. Thanks a lot to Sergey for the delicious smoked trout, I'm not a fish eater, but I ate this one with pleasure. Thank you so much to Svetlana and Elena for the cleanliness and order in the rooms. Thanks a lot to Vitalik for organizing the viewing of movies and cartoons, both for adults and for children. The rooms are cozy, there is everything, refrigerator, air conditioning, wardrobe, TV, Internet, bathroom, shower, even shampoo, toothbrushes and toothpaste. I visited this private hotel with my family in July 2024. I will start with accommodation: the rooms are new, clean, large beds, shower, toilet, air conditioning, refrigerator in the room, everything is perfect. The kitchen-dining room is large, located separately. There is a barbecue area with a gazebo and a home cinema on site. The sea: I opened the gate and here it is, clean and warm 20 meters away. Yes, it's not the central beach, but who needs a quiet, relaxing break from the hustle and cares is just the thing. And there is always somewhere to go in Abkhazia. You can write about the owners for hours, Russian guys with a kind soul. No, I was not a favorite and I could drink quietly until morning, but in a human way with respect to the neighbors. I saw negative reviews, to be honest, I do not know what could have happened to write such a thing. Yes, people have their own business, they worry that everyone likes everything and try to do everything for this. But when people lose their edge and interfere with others, I would honestly kick them out, as they do everywhere - on airplanes, hotels, cafes, etc. And in conclusion, I want to say that we really liked everything. Thank you guys! I am sure that we will come to Abkhazia again, and if anything, we will definitely come to you. If you are in Moscow, I repeat, you have a place to stay. Thanks for the rest!

Great location. Sea view directly from the bed (from the two upper rooms). Dolphins near the shore almost every day. In May, the beach is almost deserted. Bike rental is available through the house. All amenities, swimming pool and entertainment for children, registration for excursions, ordering food with delivery.. Clean rooms and grounds, friendly hosts.

If you are looking for a calm and measured rest, then you are here. New, well-maintained rooms with all amenities (small refrigerator, shower, toilet, hair dryer, air conditioning, TV). There is a shared kitchen (everything is clean), a washing machine. The owners of the house can treat you to delicious compotes (tangerine, lemon, feijoa) and hot smoked fish (an incredible treat, especially for Sukhumi beer). The rooms are cleaned, towels and bed linen are replaced. You can contact the owners with any request, they will always help and prompt you. They can also sign you up for various kinds of excursions. To eat: there is a local dining room "Tasty point" (dumplings and dumplings topchik, a boat tastier than restaurant ones. The rest is for the amateur). There is a local grocery store (prices are more expensive than regular shops in the center, but not critical). The central market is 10 minutes from the hotel by car (by the way, there is also a Magnet chain store there). The hotel has a separate exit to the wild beach, there are few people, the sea is clean. Beautiful views, magical sunsets, 5 minutes from the hotel is the landmark Sukhumi Lighthouse. The center can be reached by taxi or public transport. In general, we definitely recommend it

We had a rest in October 2024 in Sukhum, booked a room in this mini-hotel in advance. The hotel owner met us at the Sukhumi train station by car and took us to the hotel, which was very pleasant! The room was small, but very clean and cozy. There is a shower, a toilet in the room, as well as a mini-refrigerator. The hosts are friendly and helpful. The hotel is new, so there is no cook yet and meals are not included. But there is a very cozy, fully equipped kitchen, where we cooked breakfast and went out to have a snack on the beach outside the gate. Unforgettable! )) The view beyond the gate and from the highway is magnificent! There is no beach, the pebbles are large, but you can swim if you buy special shoes (350-500 rubles on the Sukhum market). Every morning, day and night we admired the sea, the benefit of the hotel is right on the shore. In the morning, Vitaly (the owner) took us on excursions to the fabulous places of Abkhazia, told us a lot and interestingly about his native places. We also went to the sandy beach of Mocha by minibus for min. 20. We really liked the rest, I recommend this hotel to everyone. Just a great budget option!

An amazing place! We rested with a friend for 4 days, lived on the 2nd floor overlooking the sea. The hotel is right on the 1st coastline, through the sea fence. The sea is incredibly clean and transparent. The beach is wild and there are no people. Grace. We swam in the morning, sunbathed, went on excursions in the afternoon, and spent the evenings on the balcony with a magnificent view of the sunset. The room is clean, everything is new. The owners are very responsive, pleasant people. Local hot smoked fish top☺ Thank you for the wonderful experience!

Super friendly cool family of the owners, met like at home, told everyone where to go and what to see without fail (the most memorable places). The hotel is brand new, built from scratch, sea view, surf noise, everything is done for a comfortable stay in Chile and relax. The sea is behind the fence- you go directly to the beach. The playground on the second floor and along the fence completely opens up a view of the sea and the dolphins swimming there. the entire area is under video surveillance. There is a delicious dining room within a three-minute walk. there is also a private kitchen where you can cook.

It's amazing! A cozy little hotel with super hospitable hosts! They met us at the border and took us to the hotel, on the way they learned a lot of interesting things about Abkhazia. The hotel is located on the beach, in the private sector, 10 minutes by car from the center of Sukhumi, new. The room is clean and cozy, everything is new, everything you need is there. We had breakfast at the hotel, cooked ourselves in the kitchen-dining room, all the necessary utensils were there, for dinner we went to the center of Sukhumi by taxi. For a reasonable fee, excursions were organized for us, we didn't have a headache where to go. It was in May, not all waterfalls and places were available to visit due to weather conditions. Gorgeous sea, huge, clean and wild beach, not equipped, Gorgeous views, sunsets and dolphins swimming under the windows! We didn't have enough umbrellas and sun beds to rent, but we were told that the neighbors would have rental or sale of beach accessories by the summer. We will definitely come back to you again! The reviews that are not written , it seems to me that this is a lie. The hotel is, however, more or less clean. The sea is really nearby, and it is clean. BUT KHAZYAEVA IS JUST A HORROR. There are Young owners, they behave normally, explained everything, told. But the parents are the owners, they behave like inhumans. They only take money from others. No human consolation. They accused, threatened, and talked about it. The owner's mom blamed everyone and screamed. If you want to relax, in peace, then I do not advise you to stay here. You'd better go to any other hotel. If you want to relax on your nerves, then welcome. A terrible hotel, and also very expensive.

I stayed here in April, the hotel has just opened, the owners are very hospitable and helpful. I lived on the 2nd floor, the view from the balcony opens directly to the sea, and the beach is literally at hand - you leave the territory and immediately find yourself on the beach. The rooms have their own shower and toilet, fast wi-fi. I definitely recommend the hotel, I will return here in August with my friends!
