I had a rest in the second half of September 2024. A wonderful little hotel. Good location: away from noisy cafes, next to the cathedral, it's not far to the bay and the city beach, it's also 7-10 minutes to the local market. The hotel is clean. Cleaning every day. Change of bed linen every 2-3 days, towels every day. Beach towels can be taken at the reception. I was pleased with the sound insulation - I couldn't hear the neighbors. It is convenient that the dining room is located next to the hotel courtyard, especially if it rains in the morning. The food is hearty and delicious. There are two porridges to choose from (different every day). There is also a choice of scrambled eggs (omelette) or cheesecakes (casserole/ pancakes/fritters). Plus, cheese, sausage, fruits, butter, bread and certainly a light salad based on Peking cabbage are cut on the table. From drinks there is always coffee, tea, lemon slices, milk. The room has a working air conditioner, mosquito nets on the windows, and a folding clothes dryer. Good Wi-Fi (turned off only when all electricity went out in a thunderstorm, there are short interruptions with electricity in Abkhazia).

Thank you for a wonderful stay! We had a rest in July 2024. Friendly, helpful staff. The rooms are bright and spacious. The bed is comfortable. Cleaning is daily. The room has a hairdryer, kettle, safe, air conditioning, TV, balcony, clothes dryer. The location is great! In the very center of Pitsunda. Our windows overlooked the temple. The beach is a 10-minute walk along the cypress alley. The breakfasts are very tasty. Not a buffet, but a variety: porridge, omelette, scrambled eggs, vegetable salads, pancakes, cheesecakes, cottage cheese and sour cream. Everything is very tasty! Thanks to all the hotel staff for a great stay! I definitely recommend the hotel!

Kiaraz Start is the younger brother of Kiaraz Arena :)! 4 floors, different rooms, smaller than in the Arena! Rooms are cleaned well, every day, linen is changed every 3 days, towels more often! The staff is friendly, they will always help if necessary! Breakfast with the clients of the Kiaraz Arena in a small annex next to the hotel! It is quite acceptable for breakfast: sausage, cheese, butter, bread, salad, a cup with carrots, tea, coffee are directly available! In the window from the chefs there are 2 porridges and boiled, fried eggs, omelette, cheesecakes, pancakes, fritters (also something one of the 2 on the offer of the day)! Everything is not bad, but there is not enough space for self-service when a lot of people come running at once! The location of the hotel is good, 800 meters from the sea in a straight line! There is a cypress alley on the side, first along it, then along the street with shopping malls!

Family room, two-room, on the second floor. I didn't like that there were no doors in the rooms and very creaky beds in both rooms. We resigned ourselves and enjoyed our vacation. Two beaches within walking distance, lots of cafes and other infrastructure. The air conditioner coped with the cooling of the entire room, wet cleaning was done every day, at a convenient time for us. Beach towels are provided on request!!! The breakfasts are quite arranged, simple and delicious dishes, there is a choice of the first hot dish - porridge and the second course (cheesecakes, pancakes, omelette, scrambled eggs), fruits are also chopped, there is cottage cheese and one vegetable salad. Tea, coffee, cheese, sausage and bread.

Nice hotel. The staff is polite and friendly. It's clean and cozy. A small minus is mosquitoes at night. Otherwise, everything is fine. Cleaning every day. Everything is fine in the dining room too. But not everyone takes porridge. We were kindly nicknamed "hooligans") and because of the friendly staff of the dining room, it is somehow forgotten that there is only one name from the buffet. Children from 3 to 12 years old are given buns and sausages. Parking is small, near the main building of the Kiaraz Arena. The gate is moved manually. You can walk along the main alley or through the stadium. It is better to take excursions and consultations around the city from Elena (there is information about the Bolshoi theater on business cards). He will answer everything clearly, he does not breed anything superfluous, he will tell you where it is interesting, and where such a new model is. And it can tell you where and what is located.

I recommend the hotel.
Firstly, the excellent location is in the center of Pitsunda, next to the temple-monument-organ hall, which allows for cultural and educational recreation. There is also a city market and a "bus station" nearby.
Secondly, the hotel is new and clean. Of course, it can't be compared to the "grandmother's dovecotes".
The staff is adequate. There is no need to wait for sincere conversations from the administrator, this is not a "guest house", this is a 3* hotel. There are specific answers to the guests' questions.
The breakfasts are normal, the dining room is clean. The main thing is not to get sick with a rotovirus infection, as if you bought food in street canteens. The owner: 1. But there are clearly not enough vegetables for breakfast. It's natural and cheap. This = level. 2. It would be necessary to arrange a playground with tables, benches for evening rest in the courtyard, especially since there is a place. People will still carry food and local drinks to the rooms, and this will worsen the condition of the hotel over time.
Thanks to the administration of Kiaraz Start 3*! And staying in this decent hotel, among other things, made your vacation in Abkhazia in August 2023, successful!

Pros:
The location is great. The sea is within walking distance, not close, but a walk along a cypress alley or through a pine grove (to OKP beach). Fortunately, there are many cafes nearby, but not at the hotel - that is, there is peace and quiet next to the hotel, there are no foreign smells.
Each room has a balcony with a dryer
The breakfasts are good. Not very diverse, but quite tasty.
Very clean linen and towels. Beach towels are also provided
A good mattress
The lobby of the hotel is pleasant
Minuses:
The room is small, and it is very difficult to move around with a child's armchair-bed. The bathroom is also very cramped, it is not easy for a large person to get out of the cubicle.
Furniture and plumbing are on the verge of completely. The bed is shabby and creaking, the safe is broken, everything in the shower is shaking, the door was falling off. The toilet was leaking, they complained - they promised to fix it, but they did nothing. There's a fungus on the ceiling in the shower stall.
We saw a cockroach. Upon arrival, there was an unpleasant chemical smell in the room, perhaps they were poisoned.

Pitsunda is beautiful, the beaches are magnificent, I want to return, but this hotel should cost less (August 2023 - 8000r) otherwise you need to choose another one.

We were a family in August of the 24th year.Great quiet hotel, great location in the center, good furniture, super room cleaning (even unexpectedly). I would have given five stars, but the breakfast was disappointing, disgusting porridge, the child was upset. We were in 23, the breakfast was not bad, but there is one disappointment in this! But okay, the main thing is the sea is clean and warm, the nature is gorgeous, delicious barbecue in hinkal and barbecue from Beck, and alcohol from Uncle Gena! I recommend Kiaraz Start.

As of October 2024, the hotel is well maintained, everything is clean and tidy, there was always hot water, BUT:
- the cracking and creaking of the bed can be heard throughout the entire floor.
- after each power outage (in Abkhazia it is 2 times a day), wifi disappears for several hours, 2.4Ghz wifi does not cope with speed even with a few customers, and 5GHz wifi is missing. Apparently, they decided to save money on routers and uninterruptible power supplies.

We are resting at the hotel for the second time. We visited for the first time at the end of August in 2022 and just fell in love with this place. That's why we decided to come back this summer. And we arrived as if we were home. We stopped at Kiaraz Start both times. The rooms are clean, bright, and cozy. The staff is polite, helpful, and hospitable. Although the breakfasts are not very diverse, but everyone will find something to their taste. Nature is simple and fascinating. These fir trees at the hotel create an extraordinary aroma. nice hotel. Beautiful view from the window (we had a view of the mountain). Clean, cozy, beach towels are available. your towels are changed every three days. Large balconies with sun loungers and a table. There is a dryer. The breakfasts are wonderful. Personally, I don't cook porridge every day, but here we came off! Of the disadvantages (if this is a minus for someone) - there is no additional light in the rooms, only the main one under the ceiling. If you need to get up at night and not "jam" relatives with your search for headphones, for example, or get up to drink some water, then a problem is drawn. Also, upholstered furniture (by the way, chic for a hotel) begins to smell like human sweat. I need a dry cleaner. The staff is wonderful. The maids are friendly and hardworking. Nicole and Yana are kind and attentive. Thank them very much. They are the face of the hotel. The big PLUS is that the hotel is in the center, but the silence is ideal for relaxation. The wish I made is to come back in a year! We arrived only in the evening. we rested from 09. to 18.09.2023.

The location of the hotel is very good, but this is far from the first line - you need to walk to the sea in about 10 minutes. There is no swimming pool, parking is at the neighboring building, a three-minute walk away. We are happy with the rest, including breakfast, it is harmful to eat a lot) but I think the adequate cost of this hotel is 5000 per season, 6 is probably too much.

We rested at the Kiaraz Arena Hotel in the last two weeks of June 2023. We are staying here for the second time. The first one was in 2021. Then we really liked everything, we were delighted and I also wrote a review. What has changed since that time: 1. The attitude of the reception staff is completely indifferent administrators (Yana), what on arrival, what on departure. On the day of departure, I handed in the key and did not even look up at me, although it was said goodbye, we are leaving. Thank you.
2. The breakfasts are monotonous and taste so-so. The quality of the products is very low, for example, sliced cheese, the cheapest instant coffee is nescafe classic. In 2021, you could buy boiled coffee in a turk from them for 50 rubles, the girls brewed it right in front of you. 3. The cleanliness of the dishes at breakfast, they washed badly, they had to wash spoons, forks, mugs in the sink next to the dining room. because there were leftovers on the forks, lip marks on the mugs... In general, I was shocked. In 2021. we had a vacation twice as cheap, and in 2023 it was twice as expensive, but the service became twice as bad. It is a pity, because the hotel is very conveniently located, a beautiful view of the mountains from the room and other advantages. The TV is not working, WI-FI is weak, we caught it on the balcony.Now about the good stuff. They can check in if the room was cleaned before the check-in time, this is a big plus. The rooms were cleaned by the maids every day. There was always toilet paper, towels were changed at any time upon request. The room was clean. Thanks to the maids. At the hotel, you can give the laundry 500 rubles. 1 load. In general, the impressions were not unambiguous.

The main disadvantage is that it is very expensive for such a hotel. Paying 11 thousand a day for a bad room is too much.
According to the hotel itself, there are breakfasts, they give out coupons (!!!), pancakes, porridge, even more, in fact, only pancakes are edible. Terrible coffee, some kind of compote, cheap sausage for sandwiches. This is a kick-ass, comrades. Give me 10 pieces and watch how an unprofitable old lady makes sure that God forbid you don't eat an extra tasteless pancake off the ticket. The famous Abkhazian goodwill is felt.
The room itself is untidy, there are no doors, although the room is two-room, the shower is rusty, the beds creak like hell.
It is not particularly close to the sea, as can be seen on the map, this is Pitsunda, respectively, a wide strip of forest. This is not a minus, but it must be borne in mind.

The rooms are very cozy, each room has everything you need (TV, air conditioning, kettle, refrigerator, safe, floor dryer), the hotel has a separate laundry room with dryer, but for an additional fee, the service is good, the rooms are clean and tidy, the room can be cleaned every day at your request, the food is very tasty and the breakfasts are hearty (they can even give you an additive), the people are very pleasant and sociable.
The hotel is located near the sea, as well as near the sights.

A good four-star hotel. We lived in a two-room room, one room had a window and a balcony on the road, sometimes it was noisy. We slept with air conditioning and closed windows for the same reason. The furniture is not new, but everything is intact. The refrigerator and bathroom worked flawlessly. The breakfasts at the hotel are very nominal, but they are present, and there is nothing to eat in the morning 😄

We had a family vacation at the Kiaraz Start Hotel from July 29 for ten days. Excellent location-the center of Pitsunda, near the Patriarchal Cathedral. I really liked the hotel: clean, cozy, friendly staff. The room is cleaned daily, towels are changed every three days (a standard set of towels is small, large), bed linen is every 5 days, in the bathroom there are sets of soap, gel and shampoo. Refrigerator, TV, air conditioning-everything works.
The Wi-Fi is excellent. Breakfast from 8.00 to 12.00! Delicious and dense: the first is porridge (usually two to choose from), the second is cheesecakes, fried eggs, casserole or pancakes (also to choose from), children additionally have a bun; cheese, butter every day. A decent hotel, we did not regret that we chose it for a holiday.

We stayed at the hotel from July 12 to 17, 2023. The location of the hotel is excellent, in the very center. Our room was on the 2nd floor, the Windows faced the roadway, it was noisy. The bed creaked terribly, I had to ask to be put in order. Made. The room is clean by 3, the corners are dirty, there is mold on the curtain in the bathroom, the walls are dirty. The towels are washed, the color is gray. The WiFi is weak, the TV was turned on but it was constantly turned off, as a result, they did not watch. The price does not match the quality . For 6000 per day for such a hotel is expensive.

We rested on 08/28/2023 - 09/27/2023 during this time, towels were changed 2 times, bed linen was changed 1 time, i.e. we just missed another shift. I booked a room with a balcony, and got a room on the ground floor with a damp smell. Room cleaning is just taking out the trash and wet cleaning the floor. The toilet, to put it mildly, gave off the smell of urine, I was ready to buy gloves, detergent and wash... The furniture is far from "Italian", the mattress is the cheapest - it is uncomfortable to sleep, because the springs rest against the back. If you have a choice, it is better to book the Kiaraz Arena. The hotel is newer, with large balconies with sun loungers. Of course, unfortunately, customers are not very valued.

We really liked the location of the hotel, it is located at the beginning of the path leading to the sea, but it is about 800 meters ±. It is not far from the center and the exit to the embankment, and opposite the hotel is the famous 10th century Pitsunda temple. Our room was on the ground floor without a balcony (this is a minus, because nothing dries). Very high audibility. And there is a slight musty smell (but the climate there is very humid). This is a 100% hotel for those who came not to sit in a room, but to the sea! And in order to spend the night, go to the shower.
The breakfasts are delicious! There are 2 types of porridge to choose from and scrambled eggs, or casserole, or pancakes, etc. cheese, bread, butter, tea, coffee always. There are no frills, but it's delicious! Along the alley leading to the sea, there are a huge number of cafes where you can have breakfast, lunch and dinner, for every taste!!!!
We went on excursions several times, and took people around the surrounding area, even my husband said that our hotel was the best located

The staff is more friendly than in Kiaraz Arena, the room smells very damp and dusty. There is the same problem with cleanliness as in the Arena, a cockroach was noticed in the room.
Of the pros: very positive aunts at breakfast, and delicious porridges.
The hotel is located in a very noisy place - right in the center of the city, so it is quite noisy to sleep in the room. The sea is relatively close - 15 minutes at a calm pace.

Among the advantages: the convenient location of the hotel, a beautiful view from the window, a sufficient number of towels and disposable soap / shampoo / shower gel.
Among the disadvantages: there has been no cosmetic repairs for a long time (mold on the walls, numerous traces of dead insects on the walls and ceiling, the toilet has strongly rusty legs of the cabinet under the sink, a shelf in the shower), practically non-cooling, even at minimum temperature, air conditioning (maintenance is required, obviously) and vice versa excessively freezing refrigerator (on water freezes in the middle mode), the TV does not work stably (the signal often disappears), creaky beds.
What should be improved: breakfasts (to add variety), a key storage system at the reception.

We rested at this hotel several times, starting from 3000 rubles per room. The quality of the rooms, the service is at a high level for Abkhazia. The staff is excellent. To the sea 10 min.
Over the past year, room prices have increased a lot, which does not quite correspond to the world level for 3***. The breakfasts are normal, with the exception of "butter", which is served with spread (margarine) instead. In general, not a bad hotel.

Kiaraz Start is one of the best hotels in Pitsunda/Abkhazia. The stone building has 4 floors, balconies with views of the local monastery and the mountains. It is located next to the central square, so it can be noisy. The accommodation includes breakfast (it is very convenient): porridge, eggs, cottage cheese, casseroles, tea, coffee, children's menu. Excellent cleaning and linen change. Clean, high-quality, convenient.
