A large well-groomed territory, cozy rooms that are in order and smell of wood, I love this!
The room has air conditioning, refrigerator, TV and amenities, of course.
There is a shared kitchen, which is equipped with everything necessary for cooking and eating food.
The staff are wonderful girls, they try to solve any question, help in everything, especially Margarita, a kind woman with character!)

The worst hotel in Ldzaa, if you can even call it a hotel. Everything in their description is FALSE.
The walls in the rooms are thin, you can hear snoring at the other end of this hotel, the rooms themselves are dirty, there are some streaks on the walls, sorry for the details, someone went to the toilet before our arrival, the beds are terribly uncomfortable, Wi-Fi does not catch, only outside, the refrigerator in the room is broken, the TV is probably on the wall the smallest one you can buy, the service staff constantly smokes on the territory, it is long and very inconvenient to go to the sea, through other hotels (vegetable gardens)... you can write for a long time how they ruined the beginning of our vacation. As a result, we moved out from them. But be careful, they do not return the money, if you still decide to stay with them, check everything thoroughly. The pictures on the site were probably taken sooo long ago and it seems to me that they write positive reviews to themselves

5 minutes to the sailor, there are delicious canteens nearby, too, 5 minutes , most tours will take you from the hotel , or 5 minutes on foot
Everything is fine, but there is one thing. When we arrived, we quickly found a resettlement manager, her name is Maka and she smiles very sweetly, everything is fine. The double rooms that we rented were not available (Maka referred to the fact that they are being renovated and will be able to settle in only a couple of days). We were accommodated in a four-bed room on the ground floor. Good. There was a refrigerator in the room, which had to be conjured to turn on, there was no remote control from the TV, while we were looking for it, we found small debris and dust under the beds, not very pleasant. When the remote control was brought, it turned out that there was not one battery in it. (It's okay, we'll buy batteries). The old curtain doesn't look very good in the bathroom, it's high time to change it, there was a smell of hydrogen sulfide in the toilet, but maybe this is a local feature. It's okay, you can live with it, it's the little things. But the audibility, the audibility in the house is amazing, at night you can hear a man snoring in the next room in earplugs, you can hear almost every rough one. Especially when they start walking on the second floor. For some reason, they put people with children on the second floor. The first night we slept well, although it was unusual, no one woke me up in the morning and despite the noise, I slept safely until half past ten. In a conversation with her wife, she wanted to stay in this room because it is large and, in her opinion, the audibility on the second floor would be even greater. This was the second mistake I made, I didn't argue and agreed. The first mistake was to come to this eco-friendly hotel without studying the reviews. And there are quite a lot of negative ones, at least respond on the site. The next day, we decided to go on an excursion, we had to get up at 7:30 in order to do everything in the morning. But the neighbors from above apparently needed to get up even earlier at 6:55 a.m. they started running around the second floor like horses and it was already impossible to sleep and not only to sleep, it is also not possible to relax in meditation, because there is not only noise, but also a strong vibration. It feels like some people have saved on materials and built a G-but, while others are now rowing money on it and don't really want to do something. As a result, I started to get angry, scream, turn on the TV loudly so that it wouldn't be so insulting. By the way, it's not too early for people to go to bed here, but rather after 12, or rather not all people. We had a fight with my half, she packed up and went to a friend's house, I walked around, realized that I would not be better off there, packed my things and returned home 5 days earlier. The rest was ruined. I must say that the hosts were quite polite and friendly in communication. The photos of the house on the websites were taken about 5 years ago and it no longer looks so fresh. The territory is large, generally beautiful and pleasant. But there is one thing... I would never recommend anyone to move in here.
Clean, picturesque, large and landscaped area, good for children, plenty of space for them. Spacious and cozy rooms with everything you need. Spacious and comfortable kitchen and dining room. Friendly and helpful staff. Near the beach - 5 minutes walk, along the way a good cafe
A wonderful hotel. We lived on the ground floor . Nice well-maintained green area. Large kitchen. There were enough dishes and places for everyone. The rooms are clean and smell of wood. The sea is next to the most beautiful beach of Lzaa.
We booked two quadruple rooms from July 9 to July 21 upon arrival, it turned out that there is only one room and the other in a nearby hotel, but they promised to relocate a day later, well, they agreed, although this approach is a little alarming, you count on one thing, but you actually get something completely different))) check-in starts at 2 p.m. we had to wait and then the downpour started for a couple of hours, everything started to flood, we had no choice but to save our cars and things, we went to the street that is higher and not so flooded. We stood there for several hours when the downpour ended, the Karat hotel was flooded all rooms on the ground floor, we started calling and writing to Karat, at first we were ignored, then they still replied that the prepayment would not be returned to us, as if it was our fault that we did not settle in, this is the attitude towards people for good reason, apparently almost all bad reviews about this hotel.I don't put a foot in the Carat anymore and I don't advise anyone if you don't want to spoil your vacation.
We have not met anything worse, the attitude is indifferent to our guests, the living conditions are reduced to 0. I do not recommend anyone to visit here.
A terrible place, we booked two rooms on prepayment from 07/19/2023 to 07/21/2023 upon arrival, it turned out that one room was occupied and would be free only from 10.07 (they offered to stay in a neighboring guest room for a day) they agreed to move into the rooms from two o'clock in the afternoon, since there were four hours left, they decided to have a snack (two families arrived in two cars) the cars were left on the territory of the guest house and in just a few minutes a heavy downpour began, in an hour the water level was at the threshold of the car, without any hesitation they moved to a safe place, the territory of the guest house was completely flooded (this also applies to the first floors where they were supposed to enroll) the rooms were not suitable for overnight accommodation, they had to leave they refused to give us an advance payment to Pitsunda and there to find a place to spend the night (arguing that we allegedly left ourselves, I quote the hostess's answer "You should have stayed in the car and you would have been flooded, but then everything would have dried up and no one would compensate you for the cost" a terrible place. Do not be fooled by the low price for accommodation in Karate, there are much better places for comfort and at the same price with hospitable and good-naturedly responsive people! The rooms are clean, everything is pretty fresh, the amenities are all in the room, there is parking and even breakfast, a chef who can cook both lunch and dinner. The only drawback in my opinion is noise insulation and the neighbors from above in the morning and evening were trampling hard, but everything was great, I liked everything thank you

Among the advantages: A quiet, peaceful place. Clean area, 5 minutes to the sea, on the territory of the hotel you can order homemade food. In our case, breakfast was included in the price.
The most important drawback is the noise insulation, which is missing. Neighbors can be heard from all sides and floors.
The owners would also like to work on the level of service and customer orientation. Little things like water and tea are usually free in hotels of this level and below.
There were also problems with room cleaning. This does not need to be reminded. Even reminded of this, no one cleaned the room during the week of stay.
Be prepared that you will be thrown with the check-in.
On our arrival dates, it turned out that a double reservation was hanging and we were left homeless
