A small family-run hotel with very friendly hosts. The sea is a few steps away, however, there are no view rooms. Each room is a separate house with a small terrace. The inside is clean and tidy. There is a large parking area in front of the rooms. The hotel is new and still under construction, as are several similar hotels nearby. The owners here make their own dry wine and cook homemade food (for a fee). We got there by public transport, the stop is 200 meters away. However, the entire road to the hotel is rubble, and the railway line crosses it. Trains run several times a day, so they don't bother you much. You can get to New Athos by taxi or the same minibus, or walk 3 km on foot. The sea is open and clean. There is a lot of space around, eucalyptus trees grow on the shore, everything is quiet and peaceful. In general, the place is still quite wild and may seem boring, but for those who like a relaxing holiday and a minimum of people, this is the best thing.

We had a family vacation at this hotel. A very pleasant, cozy and quiet place. The hosts are hospitable people, they cook delicious and healthy at home at any time. We highly recommend Hotel 12 for a holiday in Abkhazia. A great place to reboot! Some advantages!

We wanted to relax in August (dates are visible). Booked through the island. We went to the place in the evening, my daughter felt bad (3 years old), wanted to sleep. We were greeted by a lovely woman, the mother of the hostess. She smiled (she just has this one natural star), greeted. She said that her daughter (the hostess) was at work and would call her now. Calls. My daughter began to communicate with me. She said that she did not want to have time to update the information on the island and in fact there are no places. No words of apology, no regrets. In a haughty and indifferent tone. We were left homeless at 7:30 p.m. Thanks to the other hotel, which promptly accepted us.
The hostess's mother wished us a lot of good and warm things, it was nice, but she is not the hostess, so one star and a negative review. You can't do that to people. Especially in the season. Irresponsible and indifferent.

We had a rest with my son here , great houses , cozy , clean ! Good-natured hosts, very hospitable. The sea is just a stone's throw away, the best place for a family holiday!
