We had a rest in March 2021. Convenient location, from where you can get to Sukhum, as well as to Lake Ritsa or Pitsunda. And the New Athos sights are all nearby. Warm room, hot water. A great place to stay for any season. Hospitable hosts! 🤗

We chose a hotel so that we could go to the sea in the morning and then have a cultural program, the incredible Irina was always in touch, tried her best to make the rest comfortable, a great room with a sea view!Very clean, the first line by the sea! You've just woken up and you're already swimming in the warm sea! We walked to the city center, an incredible Prime restaurant, thanks for the recommendation! Large parking lot! Sea sea sea❤️

The most wonderful hotel! For me personally, it is the best place in Abkhazia. It is located right on the seashore, has its own beach. There are cozy places to relax with sea views in the hotel and even the roof!
The room is spacious, comfortable, bright, and the panoramic sea view is simply fantastic! The room is clean, has everything you need, and was cleaned regularly. I have the most pleasant memories, if I return to Abkhazia, then only here!
Special thanks to Eric, who helped us with literally any issue at the hotel.

I liked the place, pleasant hostess, clean rooms , the first line from the sea is right on the beach, there is a gazebo that overlooks the beach.there is no kitchen in the room, but there is a barbecue area and a refrigerator in the room.

The best hotel I've ever stayed in in Abkhazia!
I've never lived so close to the sea. Plus the panoramic windows in the rooms, they do their job!
The rooms have everything you need for a comfortable stay!
Well, the main plus is that the owner of all this is Zurab Vladimirovich! A very hospitable and sincere person, because of whom I visited there throughout the summer and many more times I will!)

A gorgeous place to relax, on the 1st floor you can hear the conversations of passers-by and morning fishermen, if you sleep with the window open, Wi-Fi catches poorly. But the proximity of the sea and the sound of the waves are fabulous. The cleaning is perfect, the photos do not convey what you will get in the end, you booked 4 months before your vacation, regular people rest here who have learned the charm of comfort in the form of heated floors, round-the-clock availability of water and boilers, clean indoor air conditioning units, fans of orthopedic mattresses and fresh sheets and snow-white towels. There will be an opportunity to return to New Athos - only here.

I booked a room in February for the period from 14 to 25 August. Confirmation has arrived. She wrote and clarified whether the number would be available during this period. Everything was confirmed. On August 12, at 23:00, a call came from the hotel, a man rudely explained to me that I could book as much as I wanted, I did not make an advance payment, we were not obliged to do anything (prepayment was not required, payment upon arrival). That's the whole Abkhazian service. They don't care that tickets have already been bought and people had vacation plans. I turned to the website through which I booked, explained the situation, and was told that the hotel has no right to do this if they do not have a room, they must provide the same or better in another hotel. They will call the Royal Hotel and find out the situation. In the morning, a man from the Royal Hotel also called, apparently the receptionist was unhappy that I complained, but promised, but did not guarantee that he would find a room in another hotel. But such people naturally had no desire to communicate or relax. I do not recommend the Royal Hotel.

All, absolutely all rooms with sea views are a dream! And the beach line starts right outside the threshold!
The common recreation area on the roof is an incredible view of the starry sky! And it's the most famous there! One day we were staring at the stars, and decided to spend the night on the roof - it was very cool!!!
The room has everything you need - a bed with snow-white linen, TV, kettle, refrigerator, snow-white towels, shower gel, shampoo, soap) cutlery, plates, mugs)
If I come back, I really want to!
I recommend it to anyone who asks where we were!

Vacationed in September 2022. Be prepared that you will book a room with a balcony above the ground floor. But you will still be accommodated on the first floor (without a balcony, windows directly on the sidewalk, people walk a meter away from you). It is unpleasant that this was specifically written off in advance and we were assured that everything would be as booked. Yeah...
there were questions during the stay - no one from the staff could be found, no one could get through. I do not recommend it because of the attitude and deception.

02/27.23 booked a 2-bed room 55000,00 rubles for 10 nights (from 10.08. to 20.08.) WITHOUT PREPAYMENT (according to the conditions of the hotel). Today, 08/01/2023, the hotel reports: the owner has raised the price tag of 6500... In February, we can only assume. And the price is 5500+ so I always write! 5000 and this year it was not!.. The price is not negotiable!" (from correspondence with the hotel).
HOW IS THAT EVEN POSSIBLE?! That is, the reservation was for 55 thousand, and six months later we are told: - We changed our mind and raised the price!
And if they had come and actually heard: - There are no places! You never know what we wrote on the site?!
This is the first time I've come across this! Disgusting!

The dream hotel. The sea is right outside the windows. In any weather, it's great. The balcony door in the aperel can be closed and you can enjoy the view, and in June you can spend atmospheric sea evenings with sunset views. In addition, there is a roof with sun loungers and relaxation areas with sea views on each floor. This is the main thing you need to know about the hotel)

I would like to put 5 stars on this not even the first, but the zero line of the sea. It's like you rented a room right in the sea. Gorgeous. It's a pity there's nowhere to eat. But we were with the grill, the car, we cooked. The sea is clean, the guest house has everything you need for everyday life. It is beautiful both in the rooms and the territory

A very good guest house for Abkhazia! But the lack of a blacksmith shop and a cafe in the vicinity create some inconveniences! I also didn't like that after the storm all the logs are stacked on the beach and huge bonfires are made!(in this case, one can only dream of a sea breeze! But this is the problem of Abkhazia.

Having booked the hotel in advance through booking, having clarified the payment details a week in advance, upon arrival it turned out that they had some kind of overlap and could not check us in. Yes, we tried to offer some dubious options: an apartment, something in Gudauta, something else for a day nearby, but if we needed a specific hotel, we were not satisfied with anything, especially like this in the season, in the heat, with a child. I found an alternative myself and we left without looking back from these people who completely disrespect the guests. I won't recommend it to any of my friends.

The house is located on the beach, but far from the center.The service is at the level of a pioneer camp.The receptionist drinks with the guests and walks around in a short shirt-in it she also cleans the floors and, bending over as long as her age allows, showing off her underwear. I have been vacationing in this guest house for many years. Excellent rooms of different comfort levels, and accordingly of different price levels. Very friendly, caring hosts. Acquaintances with vacationers here often turn into friendships, correspondence for many years. The house stands by the sea, on the roof there is a recreation area for the company, beautiful panoramic views of the sea, mountains. Especially beautiful views of the sunset, and at night of the moonlight path. Meals should be organized independently: either nearby in numerous cafes, or you can cook yourself in the available two kitchens. Constant access to cold and hot water. TVs with satellite channels in the rooms and in public areas. Wi-Fi with good signal strength throughout the territory. There is a parking space, unfortunately, it is not yet protected from the sun

Zurab and Eric had a vacation in 2015, I really liked it, there was no guest house then, but it was still wonderful, Eric's son offered us his room, thank them for that, because all the places were occupied. We were vacationing with my wife from Chuvashia, on the last day of rest before leaving, Zurab invited artists and we were given a real concert and celebration.
