The hotel is good, not far from the sea, well-groomed territory, hospitable hosts, nice receptionist. But the cafe at the hotel is a different story! The food is delicious, but the work of the staff is something with something. They take an order for a very long time, once they waited for half an hour, but they did not wait. The boorish behavior of the waiter, I don't even remember his name (the tall guy). The waiters also have one trick, until they clear the vacant table, they do not come up and take the order. They asked me to cook 1 piece of cradle in the evening, to which the brazier, who was sitting on a chair, only woke up and said that he would not cook. We complained to the hostess about all this outrage, she reacted with a smile. If the cafe had been properly organized, it would have earned two or three times more money. But that's their business... We didn't go into this cafe anymore, although we lived with it! The rest of the cafes on this street worked perfectly and fought for their customers!

In principle, the hotel is not bad, very well-groomed territory, flower beds, lots of greenery, various shrubs, fountains, miniature figures ..., in general, everything is done by love!!!! But one very strong disadvantage is the terrible sound insulation!!We lived on the second floor! So it was heard snoring on the first floor! They won't settle down on the third floor, you won't fall asleep on the second! They came from the first floor and asked not to wake up so early, but it was very audible ... and so on!! And so the rooms are clean, the floors are varnished, which makes the creaking incredible!!!

We had a rest in June 2024, for the first time in Abkhazia and this is our first hotel in Abkhazia and it was very impressive and left pleasant emotions and memories. A very cozy and nice hotel, the rooms are large and wooden. The sea is nearby, if suddenly the sea is wavy, then you can go through the reserve and get to OK Pitsunda, where it is always quiet and smooth. There is a Douglas cafe at the hotel, they cook very tasty.
Many people write that the hotel has strong audibility, yes, there is audibility, but this does not interfere with rest and does not spoil the rest at all.

I had a rest in this guest house in July 2024. I really liked the location, 5-7 minutes walk to the sea, the attitude of the owners (they settled a little earlier than they should), they feed their cafe at the guest house. Everything in the room is simple and clean, everything you need is a hairdryer , kettle , air conditioning, towels, very comfortable mattresses on the beds, sleeping comfortably . The rooms are clean!!!The territory of the guest house is all in greenery , there are gazebos , tables , armchairs . You can sit in the evening . The territory glows in garlands in the evening . There is a relict forest near the guest house. There are plenty of cafes on the way to the sea on Cypress Alley.
But there is one THING, bad noise insulation, but it did not bother me, earplugs to help!!!!
And in general everything is fine - location, hospitality,food , rooms !

We were looking for a room for one day, we found this hotel. The price is 5700 rubles per day, we agreed for 5000 rubles, but I think the price is too high. The room is clean, everything is neatly folded, the bed is very soft, there is a TV and air conditioning in the room, the shower cabin is almost new, a large area, there is a place to park the car. One disadvantage is that the audibility is very, very good, literally every creak and sigh in the next room is audible, it's good that we got a room on the second floor. The owners of the hotel are polite.
If the price were lower, there are still some left, but it's July, there are a lot of tourists and they need to make more money.

We had a rest in July 2024, I really liked it. The rooms were extended twice.We rented double and triple rooms (there were 5 of us). All issues were promptly resolved through a nice receptionist girl. The mattresses and pillows, of course, were not very good, but the bed linen was of excellent quality. They walked and ran over us from above, it felt like they were walking in our room, but this is a rest!!! No need to pay attention to such little things and grumble in the summer, on vacation! You need to enjoy the clean, gentle sea, birdsong, wonderful weather and the hospitality of the hosts! Everyone had a wonderful rest, I didn't want to leave... We rested in the fall of 2024, the audibility in the three-story building is simply terrible, you can hear the neighbors turning over at night from above. The house consists simply of planks. The two-storey houses stink of dampness and mold is present, the hotel owner easily turns to insults if you express your dissatisfaction to him. Take the wort out of the room yourself, if you ask them to clean the room, they will do it wildly as if you owe them money. Your personal belongings may also disappear and then reappear if you're lucky. I do not recommend this hotel to stay if you want to save your nerves, even the word barn does not fit here, I do not know how to characterize it.

In July 2024, we rented a wonderful 3-bed room on the third floor in a new building. We were very satisfied. The room has a powerful split, refrigerator, TV, kettle, hairdryer, plates, mugs, comfortable beds. Clean, cozy.On the ground floor there is an ironing board, an iron, - you can use it if necessary.
During the week, the light was turned off only once and then at night and for 10 minutes maximum.There was always water, both hot and cold.
There are parking lots for cars in the courtyard, recreation areas are organized, - tables, chairs, benches, a trampoline and a slide for children, a gazebo for adults.Cozy, well-maintained territory.
Excellent location, everything you need is nearby, and the center of Pitsunda is a 10-minute walk away.
Attentive, pleasant hosts, - thank you so much for your hospitality, we will definitely come back!

We had a rest at the end of June 2023. A beautiful garden, quiet, well-groomed and shady, immediately drew attention to the hotel because of it. The receptionist was no less impressed, she was very attentive to us and helped with all the questions. Near the rooms there were cozy balconies with tables where you could sit in the evening, and in the courtyard there was a large gazebo and a barbecue area.
The rooms have good air conditioning, TVs with Yandex TV. The showers are clean, there was a little smell from the drain. There is a shared kitchen, but it is not very pleasant to be there.
We were happy to stay here, the prices, in my opinion, are average, relative to other hotels.

We rested here for a week with my mother. A very beautiful hotel with its own courtyard, rooms made of wood, which perfectly combines with the atmosphere of Pitsunda and its relict forests and the sea. Convenient location in the center of Pitsunda, 5 minutes to the sea along a beautiful cypress alley with many shops and cafes. We went to different beaches, because it is convenient to get from the hotel to different sides of the cape and the bay. And the best part is that the owners of the hotel are very hospitable, they do their best to make the rest go the best way. Special thanks to Uncle Zurab - he is like the soul of this beautiful place. If we are in Abkhazia, we will stay only in this hotel!😊❤️

The three of us had a rest, me and two children aged 5 and 13. Everything is fine, the room is clean, not even an ant crawled in, cleaning is done on request , the only thing that did not really suit that if you need to wash the dishes in the shared kitchen there was a problem with detergent, the maids do not closely monitor its availability and those who cook in the kitchen are forced to use only 3 burners, the hotel has a large 3 burners That's sooo little. Otherwise, everything is fine, we lived far away from the playground and tables, which made the rest also very quiet)))) I didn't envy those who lived in the main building)) children are running, screaming and parents are chatting until one o'clock in the morning... it was quiet and peaceful to our building.

I liked the hotel very much, I can safely recommend it. We lived in a house on the ground floor. So lucky to be the first.... after the repair. The interior is lined with wood. Everything you need for a comfortable stay is available: furniture, TV, air conditioning, refrigerator, kettle, two types of towels, warm bedspreads and good decent bed linen (in some places it is either small or cheap).
The hotel is located in a pine forest. There were no mosquitoes or flies. The beach is a 5-minute walk away, along the shopping malls. The beach is clean (pebbles), better than the central one.
The territory of the hotel is a separate topic; a large gazebo; a separate area with outdoor furniture, a barbecue area; and flowers all around with a bunch of modern decor. Parking in the yard (important for us).
The staff is polite, friendly, helpful, good-natured, and from the gardener, cooks and to the owners.
I would also like to mention a mini-restaurant near the hotel. The most delicious menu on the whole Cypress Alley.

But the hotel is a trash . The walls are made of (cardboard) no sound insulation, the floors are creaky. You won 't be able to get enough sleep . They do not feed, but there is a cafe at the hotel, there is a 50/50 chance.

The sea is about 3 minutes away at a calm pace. Just outside the territory there is a cafe of the same name, shops, a pharmacy, everything is within walking distance. A very beautiful area where children can enjoy a playground, a swimming pool, and parents can relax in a gazebo. There is an equipped barbecue area. There is a fully equipped kitchen in a separate building. I really liked this hotel, we will definitely come back again!

We were in autumn, October turned out to be warm, we even went swimming. The hotel is pleasant, clean, large territory, a gazebo for leisure in pleasant company, there is a barbecue area (there is always fresh meat and fish on the market). The possibility of parking is also a big plus. The rooms are standard, the morning birdsong coming from the direction of kparis alea is amazing.

We were counting the days to finally leave this place! Yes, proximity to the sea, Cypress alley, beautiful well-maintained territory and its own large Parking lot, which we bought into, good Wi-Fi. But the room itself is terrible, we lived in one of the two-storey houses, walked in the evening until the last, and then sat on the territory on the couch so as not to return to it. Firstly, audibility, no, AUDIBILITY!!! The walls seem to be missing, everything is made of wood, you can even hear whispers in the next room, and we got neighbors, a large family in two neighboring rooms, in the evening they drank alcohol, and then they snored violently all night, and in the morning they got up at 6:30 in the morning and chatted endlessly and ran back and forth, up and down, to the kitchen and back. Further, in our room 17, the bed creaked horribly, it was impossible to sleep and turn over in a dream. The smell of urine in the room! It's just creepy, plumbing is probably never washed, you have to buy bleach yourself and fill the toilet, the cabin is covered in black mold, filth! The air conditioner is also all black from mold, they decided to die from the stuffiness, but do not turn it on. Insects were constantly biting at night. Probably ants, as there are plenty of them on the territory.
I would not advise the enemy to settle in this guest house.

It's a beautiful place. Cozy little houses. There is a refrigerator, TV, Wi-Fi, shower, hot water. Yes, audibility, sometimes there is no light, but the nature of Pitsunda and Abkhazia covers these disadvantages. There is a cafe nearby where you can have a delicious breakfast. It's close to the sea, we walked with our daughter in the morning on the way, buying local Sukhumi lemonade and flatbread in shops. The Pitsunda Temple is located very close by. The second is that he must ask for room cleaning and bed linen replacement himself, the third is that the house is made of wood, but it feels like cardboard, every step in any of the rooms of the house is given as if there is a construction site. In short, this wonderful hotel works according to the pay money and suffer for the entire period of your stay. I don't recommend it to anyone. 2. If you want the rules on the territory of your guest house to be observed - make up memos and put them in the rooms, this is not a tricky thing, saving your nerves and reducing the number of questions from guests.
3. So that every time the guests do not run to the reception, so that the gate is opened for them. - install video cameras, it will be easier for you yourself
4. Carry out scheduled cleaning in the buildings on the days you set, and not so that the guests themselves ask and constantly look for employees to restore order. And cleaning is not only vacuuming, but also dusting, tidying up the bathroom.
5. I highly recommend that after the season, a scheduled check of the entire room stock is carried out, in order to eliminate any defects and breakdowns.
