The picky ones will find something to complain about, but I was satisfied with everything for such a price.
Down the street across the street is a social canteen with inexpensive quality food.
Up the street are the main sights of Istanbul.
It's old and clean. Cosy. There are no bedbugs, and this is important. Blackout curtains. There is hot water, heating (we were in early March). The breakfast is mediocre, but it is there. For breakfast, there is an egg, lots of bread, fruit, butter, processed cheese, jam and honey. There is a local omelet. There is a terrace. On one side there is a view of the sea, on the other - a view of the streets.
The doors are locked with a squishy lock, the key must be handed in at the reception when you leave the hotel. There is a safe, but we did not use it. There's nothing to take from us. The place is beautiful, Sultanahmet Square is just around the corner. To the tram too. The staff is friendly, pleasant people.
There is a hair dryer. Conditioner. Even shampoo with shower gel. The slippers are disposable.
The ceilings are low, if you have claustrophobia, there will be problems. Towels are provided, everything is as it should be. There is a refrigerator. There is a kettle, tea, coffee, and cupcakes. TV with Turkish channels - almost learned the language in 5 nights.
To summarize, it's atmospheric, cozy, clean, and warm. Everything you need is there.
I would have moved in here the second time too, no problem.

A good budget hotel, there is not enough smoking room and trash can on the street and a recreation area, which all hotels usually have. Very close to all the attractions. The room is cozy, if there is a balcony, then stunning sunsets are provided for you. There's a sea across the street.
I was guided when choosing a hotel, first of all, by the location: all the main attractions are within walking distance, there are a huge number of cafes and restaurants for every taste and budget, public transport stops nearby, shops with a minimum set of necessities literally 2 steps away, a magnificent view of the Marmara Sea. From the moment of check-in to departure, the very friendly hotel staff was attentive to all requests. The guys at the reception do not speak Russian, but with the help of an online translator they communicate without problems and help. The room is quite spacious, with a terrace overlooking the Marmara Sea. Everything you need in the room is available: wi-fi, air conditioning, kettle, hairdryer, mirror, refrigerator... A wet cleaning of the room and a change of towels were carried out every other day. Breakfast in the attic with a wonderful view of the Marmara Sea, standard for hotels. I definitely recommend this hotel for those who want to relax and get acquainted with the unique history of the city of extraordinary beauty.
I stayed here for four days at the end of April. My impressions are mixed.
And so. I paid for a standard room with a balcony overlooking the Bosphorus 26 tr, booked through the online tours website. The same room with a view of the courtyard and without a balcony cost 16 tr.
Positive:
- Great location. All the attractions can be reached on foot. It takes 7-10 minutes to walk to the Blue Mosque at a leisurely pace.
- Public transport stops are also nearby.
- the price. I have not found a similar price/quality hotel in this area with a view of the Bosphorus.
- Friendly staff. They don't understand Russian, but they understand English at my mini level (which I remember from school). Also, Yandex Translator helped out.
- The mattress is comfortable.
- There is a free Wi-Fi connection, but sometimes it got stuck in some corners of the room.
- There is a cooler with drinking water at the reception. You can fill it in your bottle and not buy it in the store.
- The view from the balcony of my room was very beautiful. Gulls are flying under the windows.
- There were no insects.
- The garbage was thrown out every day.
- The curtains are black out.
- The room has a mini tea station (cups, kettle, nescafe 3 in 1 coffee, green tea, sugar), refrigerator.
- We put disposable slippers. From soap and soap: 2 bottles of shampoo and that's it. There is a hair dryer.
- At the end of April it was +15. The rooms were heated and it was warm.
- I left money in my bag in the room, nothing was missing. But, it's better not to do that, of course.
- There is a beautiful view on the terrace where breakfast was served: The Bosphorus, Istanbul's red tiled roofs, seagulls knocking on the window and asking for a piece.
Minuses:
- they tell the truth about cleanliness problems here. I'm not a hyper cleaner, but I would have known, I would have come with a rag and a can of pemolux. Dirty on the balcony, on the balcony furniture, dirty in the hood in the bathroom, streaks on the mirror.
- The linen and towels are clean, but dilapidated. I got a leaky duvet cover.
- Rooms with a view of the Bosphorus overlook a busy highway, and even with a high-speed tram (it's like a Russian Railways train). Noisily. They write here about the bar under the windows, which prevents you from sleeping at night. This is also true, it buzzes until 2.00, but not every day.
About food: breakfast, as it were, is there: each guest is given a plate with a boiled egg, a piece of dyed Turkish sausage, a slice of cucumber, tomatoes, a piece of melted cheese, boxes of butter, kaymak, honey and jam. Additionally, there were boiled eggs, menemen, and cheesecakes in the marmite (on different days in different ways). More green olives, black olives, bread rolls, cookies. Instant coffee only and green tea bags. Pretty poor for a 3* hotel, of course. I went for lunch and dinner to Shirvan Sofras Cafe (50 metro from the hotel), Sena Bakery and local street food outlets. Do not go to establishments where there are barkers at the entrance. There are many places where they can include in the bill what you did not order or brought as a compliment. Therefore, read the reviews on Yandex before you go out for a snack.
To sum up: The hotel will do if you don't find fault too much, but if you stay, then in a room with a view of the courtyard. Both cheaper and quieter. Well, the staff doesn't work on cleanliness either. I would have given it 5 stars if it weren't for the dirty and leaky laundry. Have a good rest, everyone.
The hotel is very old. The furniture is all tired (Soviet times), the plumbing is not working well. The linen is all "washed", the white towels are all gray. For 7 nights, the towel was changed 1 time, the linen was not changed, the room was not cleaned. The breakfasts are just awful - every day one piece of paper sausage, cucumbers and tomatoes, and one boiled egg. One blister of butter and jam. And so it is every day. Cheap instant coffee with powdered milk. You can't count on breakfast.
There is a railway near the hotel, and there is also either a nightclub or some kind of cafe located downstairs, so it all interfered with sleep. Very poor sound insulation of the rooms. Insomnia is guaranteed.
I do not recommend the hotel, it is not worth even your little money.

It's quite a good hotel if you only plan to spend the night there. I didn't go to breakfast because I read a lot of reviews that they were too scarce. All major attractions are within walking distance. From grocery stores, I advise you to go to Migros, Şok Market.

Deniz houses means house by the sea, as I understand it. From this point of view, everything is fine, the view from the 3rd floor is gorgeous. The girl at the reception is super-responsive, I think her name is Seyda. She told me EVERYTHING about the best way to get there, where to eat, etc.
The hotel itself is tired, the room got caught after a small flood, judging by the ceiling. The curtains were torn off the curtains a little, the double bed was also without sophistication, my back and neck did not like it. It is also very bad with breakfast, there is 1 boiled egg and several small slices with jam, sour cream, honey, butter. You can collect bread and enjoy what you have. The dining room is on the roof, the view is chic. The hotel is 7 minutes from Sultan Akhmet Mosque. The location and responsive receptionist only save this place
The main advantage of this hotel is its location: five minutes from the Blue Mosque, Hagia Sophia, Sultanahmet Square and tram tracks.
Another plus: there are umbrellas for the unpredictable Istanbul weather and a good view of the strait if your room has a sea view. The embankment is 2 minutes away, there is a lot of food in the area.
Among the disadvantages: a meager monotonous breakfast (a slice of tomato and cucumber, croutons, a piece of butter, soft cheese, an egg with a tablespoon of sour cream). Jam, honey, instant coffee with milk powder, olives and olives without restriction. There were apples once in 5 days.

The frames in the window are quite old, wooden, the music is right in your ears. At one o'clock in the morning, I went down to the reception and asked - is this the case every night? I was told that in Turkey you can make noise for up to 2 hours. But I didn't sleep until 5 a.m. In the morning I asked for another room with windows on the other side. They moved to another hotel of the same owner, probably. The other 4 nights were great. About breakfast - I had breakfast only once. They are very modest. I preferred to have breakfast in different cafes.
I didn't care about cleaning, I lived alone, I didn't litter, I only came to spend the night. If I still have to be in Istanbul, I will be happy to settle there. The price per
night is 30€.

When choosing a hotel, the main thing was the location. Everything is fine with this. The hotel is located in the center of Sultanahmet. This is where the advantages end. For 5 days of our rest, the room was cleaned 1 time and then it can't be called cleaning. The towel was not replaced, nothing was washed in the bathroom, tea and coffee were never replenished. The most unpleasant was the visit of the "unexpected guest" COCKROACH!
Responsive staff. Clear. Room cleaning every day. The breakfasts are monotonous, but enough to eat. The location is very convenient. Sultan Akhmet is a 10-minute walk away. View of the Marmara Sea from the room.

Do not change dollars and euros for lira in Fatiha, do not be lazy to walk to Sultanahmet Square, the exchange rate is more profitable there. I recommend visiting this hotel.

The owners should make repairs in at least the 2nd room, and put the 15th on semi-annual ventilation - it is smoky, it stinks terribly. Advantages for the location of the hotel and friendly staff.
