A stunning new hotel in the very center of the city is located inside a green courtyard. Excellent spacious room with a balcony and a very tasty breakfast. Highly recommend!

The hotel is located almost in the city center. When choosing a hotel, I was guided by the convenient location so that I could walk around the city and return to the hotel on foot. Nearby, within walking distance of up to 15 minutes. there are many places where you can just have a cup of coffee and eat, as they say, "both the first and the second, and compote." And it was also convenient to get to different parts of the city by taxi. In general, the location was optimal for me.
The breakfast is quite decent. It's not like you're being carried around like at a wedding, but you definitely won't stay hungry. Several types of cheese, cold cuts, salads, vegetables, sweets, fruits, etc.
The room is clean and quite spacious. Because the hotel is located in the courtyard, the noise of the street is not very audible. The kettle is in the room, it's important for me. They cleaned every day, took out the trash and brought drinking water.
Level service. The staff was very good-natured and friendly. The Wi-Fi in both the room and the lobby was working smoothly. And you can watch and work on the movie online. The price-quality ratio is super! I recommend it!

A very nice little hotel. Everything is clean, the breakfasts are good (a small selection of dishes, but everything is delicious and homely). The receptionists and all the staff are very polite. It is located right in the center, very close to the pedestrian street and Old Yerevan.
Of the cons, it can only be noted that in the application where I booked, it shows as if it is right next to the theater. In fact, a little further away and in the courtyard (although this is not bad, because there is no noise from cars) and taxi drivers do not know where she is and are hanging around because the entrance to the courtyard is closed with barriers.

We stayed from 01.03 to 04.03 March in this hotel. This is one of the best places among the many where we have visited (in very different countries). Convenient location, close to the central avenue and the main attractions, there are only two stops to the Cascade by any type of transport. The rooms are spacious, comfortable beds, there is a kettle and tea set in the room, bottles of water are supplied every day. The shower room is large, the plumbing is new. The breakfasts are very good, varied, with Armenian national dishes. The only drawback is the lack of a good coffee machine, the coffee runs out very quickly and its quality is not very good! But it doesn't spoil the impression in any way. The staff is extremely responsive, friendly, and always ready to help. At the reception, you can arrange a transfer to the airport upon departure. We will definitely stay at this hotel on our next visit to Yerevan, where we will return more than once!

Excellent hotel, very attentive and helpful staff, breakfast, yes indeed - you won't stay hungry, but it's better to arrive early! Since there are a lot of people at the end, it's hard to find a place, and some food is already running out.
The rooms are comfortable, everything is in good order, and everything is clean. One caveat is that taxis will not be able to arrive, as there are barriers everywhere, on three sides of the entrance, you need to additionally call the reception, and the hotel is located in the courtyard space, it is not as pretentious as in other locations in Yerevan.

Everything was wonderful. The room is very clean, the renovation is fresh. The staff is super polite and welcoming. The breakfasts were delicious and varied, there were hot dishes, vegetables/fruits, local cheeses, sausages, pancakes, sweets for tea/coffee. I didn't regret choosing Avenue 30.

A very cozy, modern hotel with polite, helpful staff. Delicious breakfast, cleaning every day. The main advantage is the convenient location, the city center, located second to the road.
Turkish coffee is simply beyond praise.

We stayed at the hotel in January 2025. The rating is 10/10. The hotel is new, everything is clean, the linen is snow-white, cleaning is daily.The location is in the very center, but very quiet, the hotel is located in the courtyard, all the iconic places of the city are within walking distance. Excellent breakfasts. I recommend it!

I stayed at this hotel for two nights. The staff was very polite and pleasant, answered all questions, were friendly and helpful. The room was clean and tidy. Very convenient location near the hotel. It is located in the city center, but at the same time in the courtyard, which reduces audibility to a minimum, this is a huge plus. The Internet works perfectly on all floors. The breakfast ration varied, there were always fresh vegetables and fruits, hot and sliced. I recommend this hotel for your stay.

The location is excellent, the very center. But there's some kind of children's center nearby, it's very noisy in the morning, children are running, screaming
The beds are small, at the expense of cleaning, it seems to be cleaned, but not quite well, there was black hair on the towels twice
The breakfast is standard, very ordinary, omelette, sausage, cucumber, tomato, some kind of salad, there is no coffee machine, just coffee and milk
The air conditioners weren't working

A great mini-hotel in the heart of the city. There is peace and quiet in the courtyard where the hotel is located. I can't even believe that there is a noisy street behind the house. The entrance from the central street is very ugly and long, from other streets - everything is OK. There are no signs - look for the hotel on the map. The hotel and the room itself match the photo. Everything is clean, beautiful, neat. Fresh renovation, comfortable mattress and pillow, snow-white linen. The deluxe room is spacious, has everything you need and, most importantly, everything is working. There is water, tea, tea, TV, refrigerator, safe, toothbrushes, slippers. The administrators are very responsive. A wonderful hearty breakfast - a large selection of everything. Make sure that the street cats do not steal the sausage from the plate)
On the downside, the doors are slamming terribly loudly, and all the conversations in the hallway are heard as if they were talking right in your ear.
I booked a deluxe room with a balcony - I got -1 floor behind bars :(( patio for 3 rooms. I was very upset, I couldn't change the room. But in general, it did not affect anything.

As the reviews have already written many times... good sound insulation, decent rooms, a bathroom with a curtain and a recess in the floor - there will be no puddles. The breakfasts are very decent, something new every time. It is located in the courtyard, all entrances to which are under the barriers. The taxi won't come close. The balcony is a small thing, but it's nice. In January, I went out in a T-shirt and basked in the sun.
What else... the Internet was working fine. There are family rooms.

We stayed at this hotel in November 2024. We are very satisfied and want to come back again. The hotel is located in the city center, inside the courtyard. Comfortable room, daily cleaning, everything works fine. Quiet, warm, cozy. Friendly, unobtrusive staff. The breakfast is modest but varied. I recommend this place for family and single holidays.

We settled together on 23.06.24 for five days. I really liked the hotel in every sense. Excellent location - this is the very center of Yerevan, but a quiet enclosed courtyard, not noisy.
Our room is clean, spacious, comfortable, with a beautiful large balcony-terrace, where it is very cozy to sit in the fresh air in the evening.
The whole hotel is thought out to the smallest detail: modern design, everything is tasteful and caring for the guests, there is everything you need.
I would like to mention the wonderful, delicious, high-quality breakfasts with a fairly wide variety, which were prepared for us by the chef of the hotel Susana.
The entire hotel staff is very attentive and helpful.
Thank you very much to the hostess of the hotel for being able to create a really homely, comfortable, cozy atmosphere for us guests.
We will be happy to come back here again if possible.

Great hotel. It is located in the very center of old Yerevan. It faces three streets. At the same time, it is located in a courtyard where there is peace and quiet. It's cozy as home. Not many rooms. The hotel is located in the center of Yerevan, located inside the block, so you can't hear the noise of the city, but close to all the iconic places. The room is very nice, there is a balcony. The only negative thing I told the administrator about is the bright flashing light from the fire alarm, located directly opposite the pillow. I'm a light sleeper, he was bothering me.

The hotel is small and cozy, located in the courtyards, a very beautiful lobby. The audibility is not very good - everything is audible, especially if the neighbors consider it normal to shout and laugh in the hallway at night. But after the request at the reception, there was no noise.
The mattress and pillows in the room are very soft, for an amateur. We searched for a tougher one on request, well done here. The bed linen was not changed for all 7 days, but apparently an error occurred, the towels were changed once.
There are few hooks in the bathroom.
A noisy refrigerator, if not turned off at night. It seems that this can be fixed and put a serviceable/quieter one.
Room cleaning is generally acceptable, but some points were surprising. The bathroom floor was in divorce for all 7 days, it was never washed. The carpet is stained in places, it's just unpleasant, even if the stains are old. But upon arrival, they were given slippers, if you walk in them, then you can be patient. Soap accessories (gel and shampoo, toothbrush) were replenished every day, two bottles of water, tea/coffee bags were given.
The breakfasts are quite good. I won't say that they are super diverse, but there have always been pancakes, boiled eggs, two types of salad, cheeses and sausages, yoghurts and cereals, sliced fruits. Personally, I did not have enough national sweets like gata and churchkhela, this is the best sweetness for morning tea/coffee. For those who travel and go on excursions, breakfast at 08:30 is very late. At the request of the reception, breakfast was served on the same day at 08:00, for which many thanks. But usually in hotels breakfast is from 7 to 10/11, which allows everyone to catch up everywhere.
The staff is friendly and helpful. What's at the reception, what's the cook from breakfast, everyone is nice and trying very hard.

A nice new hotel. There were no questions for her, the room was clean, everything was there, check-out at 12:30 (you can sleep for half an hour longer), the breakfasts were delicious, the staff was friendly.
Not every taxi driver knows how to get to it, check-in through the arch of an ordinary apartment building into the courtyard from Pushkin Street.
