It is a pity that we chose this hotel based on reviews in VK, and not in Yandex. The reviews here are mostly true. We do not advise anyone to rest here. For the sake of the sea view, that's all, it's not worth coming. We spent our vacation in two hotels, the first was Amshin, the second part was spent in Arlen.. Which they regretted a few minutes after checking in. The receptionist was not in the mood, to put it mildly. I didn't pay much attention, but still. The next day after checking in, my husband, my child and I felt unwell, it was tolerable for half a day... Then, until the very departure, they almost did not leave the room - the strongest rotovirus.. The child was so weak that he could not stand up on his own, could not hold a glass.... And my husband and I barely survived...The consequences were felt a month later.. The food in the dining room is very expensive! It is unjustifiably overpriced, everything is not appetizing. There is nothing to do on the territory of the hotel, neither adults nor children. The Internet worked only on the terrace and then intermittently. There is a very strong noise, on the one hand the highway, on the other the noise of the sea. And together it's a crazy buzz. The sound insulation is at zero, you can hear what the neighbors were not talking loudly about. The furniture is old. The refrigerator turned off by itself, turning on the TV was another quest. The bed creaked violently, and the front door creaked even more. The furniture is old. The mattress should have been changed long ago, the springs were sticking out in some places. You need to go downhill to the sea from the very threshold of the hotel, your knees are out of the chat... It's a steep climb back. There is a dump near the beach, a lot of garbage, bottles and bags.
It is located on the outskirts of the village, if by car, it's not scary, but I didn't really have the strength to go anywhere on foot.
I don't know why we came. We paid money to lie dying of wild pain with rotovirus, while not even going to the breakfasts we paid for. We left a day earlier...

A wonderful guest house with a large parking lot. The rooms are clean, the linen is snow-white, the linen is changed and the rooms are cleaned every 5 days. We had a rest in the second half of July. The hotel, the rooms, the infrastructure is good. The rooms are small, but there is everything you need at a minimum. The canteen is open almost from 9 am to 22 pm. Chef Boris is a very responsive, professional employee. The food is delicious, the portions are decent, and those who write about the monotony, go to Turkey or Egypt and multiply the costs by 3. Everything is good for the staff, the territory is clean, the floors and rooms are cleaned. A 7-minute walk from the room door to the cot on the beach. The view from the window or from the floor is beautiful, overlooking the sea. Who needs a calm "vegetable" rest without dizzying movement, then you are here. And about the rotovirus, which walks throughout the Krasnodar Territory and Abkhazia, no one is insured on the coast. You can come, you need to rest.

The territory is small, there is nothing for children. The road to the sea descends the stairs and crosses the railway tracks. The stairs are steep back and there is also a climb to the hotel. There are many hens and roosters on the territory. They start yelling at 3.15 am!!!!! This is a tin! The dining room is a separate story. The food is monotonous and expensive. Many people were sick with rotovirus, especially children. Power and water outages are frequent. Wi-Fi is bad. There is a barbecue near the tables on the street. We bought meat and wanted to roast it. At first they refused us, they did not give us a skewer, they said that we should first ask for permission, and then buy meat. And if we want a barbecue, they will cook it for us((((
But most of all, I was shocked by Oksana's administrator. Before leaving, we went to have dinner in their dining room. The food is the same again. Buckwheat, mashed pasta and chops. We were two families, we were standing near the window where they give food and I told all my friends that we would go to the next cafe for dinner, that it was impossible to eat the same thing every day. There were other campers nearby. And so... In the morning, Oksana came running to me at breakfast and started yelling at me that I had raised my voice at her cook employee!!!!! All the necessary furniture is there: beds, bedside tables, a wall for things, a TV, a refrigerator. The beds are comfortable. The bed linen is white, well stretched. A big minus is just a disaster, everyone is sick with rotovirus. And additional processing is not carried out in the rooms. Cleaning 1 time in five days. Yes, do not expect hospitality in this "guest house". The administrator is only interested in the moment of full calculation. The owners don't even greet their guests.
We had a rest from June 23 to July 3, 2024, two adults and two children in a two-room room. We were checked in earlier than the scheduled time, as there was a night flight, for which special thanks. Always clean dishes, bottled water is available, beer is in the refrigerator. For lovers, chacha and homemade wine are available. The sea and the beach are very close, very steep descent (equipped with stairs with railings) but we knew about it and it didn't turn out to be a big problem. The beach is quite clean and wide, the water in the sea is transparent. There is a rental of sun beds, sunbeds and umbrellas. There is a small shop on the right side of the road from the hotel. The sellers are friendly, there is not much choice, but you can buy everything from soap to wine. They accept both cash and it is possible to connect to wi-fi and pay by transfer. On the third day, the youngest child and husband fell ill, on the fourth day I myself and the eldest son. They were ill for exactly a day (vomiting, diarrhea, temperature up to 38), Followed all necessary measures, drank only boiled water, did not swallow water from the sea and washed their hands very often. But I do not think, as previously written here, that this is a rotavirus. I am inclined to believe that this is an adaptation and acclimatization to local water and food, nothing more. They drank rehydrone and filtrum. The water was not turned off once, the electricity was knocked out a couple of times, but no more than 5 minutes. Among the wishes is an on-site swimming pool and room cleaning and towel change more often. The day before departure, we lost the room key and were asked to pay a fine in the amount of 6,000 rubles, explaining this amount by allegedly replacing the lock. We are not conflicted people and we paid, but even in 5-star hotels they usually just give out a new key and it is clear that no one will change the lock. In general, despite this, the impressions remained positive, I would like to say thank you to all the staff for our rest. Special thanks to chef Boris (you can order pizza, khachapuri from him, and what a dessert he makes! Just lick your fingers), Thank you Sado for the comfort and cleanliness.Will we return to Abkhazia? Definitely, yes! Will we return to Arlen's Guest House? I think not.

I had a rest at the end of June. A large and comfortable room. Very clean, comfortable bed, good linen, towels. On the balcony there is a table, chairs, a dryer. The sea view is beautiful.
The staff is responsive, they took into account all requests. The food in the dining room is delicious and safe. There is a small shop next to the house, but you can buy everything you need. A little further in a 10-minute walk there is a pharmacy, a minimarket, shops with beach goods. The village itself is small, not particularly well-maintained, like everything in Abkhazia. But I recommend the Arlen hotel.
The rooms are new, normal, everything you need is there, but for a family of 4 people with an extra cot is not enough. If you take two rooms, then there are better options.
The view of the sea is gorgeous, tables, chairs, it's great to sit in the evening.
There is everything in the kitchen for cooking. When there are a lot of vacationers, you can't sit quietly, someone sat down to drink, someone smokes, someone cooks.
The wine offered by the owner is for an amateur, let's be honest, it's better not to take it, so that bad memories do not remain.
The hotel is next to the highway, the noise from the road.
The beach is like a beach, pebbles, after storms it is cleaned by locals, garbage is removed.
In Tsandripsh, you can find cafes where to eat, but there are no memorable ones, there is a small market, where you can buy everything from food. Attraction: old church, white cliffs.

All the vacationers, without exception, were ill - some in very severe form. And the reason the administrator called the fact that vacationers drink a lot of wine, which causes a similar reaction of the body. According to her logic, children also drink wine, because they were very ill. Frequent power outages. And along with the light, the water supply is turned off. Disgusting Wi-Fi, caught only at night on the balcony. If it rains, there are blockages and multi-kilometer traffic jams on the Sukhumi highway, and if you need to leave that day, then taxi drivers refuse to go. Or they take a triple or quadruple tariff. When we were there, Muscovites left, everyone was on edge, they said that it was not a vacation, but a terrible dream. The village itself looks more like a garbage dump - dirt, garbage, fallen and withered trees. In general, if you dream of spending your entire vacation with a white ceramic friend in an embrace and hearing one answer to all your questions: "What's wrong with you? Enjoy!", then you are definitely here - to the guest house "Arlen"! Enjoy the rudeness to the top of your head and the lack of any concept of service, hospitality and civilization.
In general, we enjoyed the rest. There are, however, some points such as: Not a very friendly administrator. The territory allows you to arrange something like a playground. A lot of children come, but they have nowhere to play. The dining room is clean. The staff is good. But the prices and assortment in the dining room are certainly so-so.....

That's the end of our long-awaited vacation at sea! We rested in ArLen for 2 weeks, from 07/29 to 08/12. After seeing the photo of the guest house, we instantly fell in love with it, especially the views from the shared balconies, and a friend booked two rooms for our company. My husband and I were on vacation in the 21st.
Now about the impressions. Let's start with the pros:
1. Very clean both on site and inside the rooms. Cleaning and linen change every 5 days and it is quite high-quality.
2. The views from the shared balconies are cosmic and fully correspond to the photo! On the left is the sea, on the right is a coniferous forest.
3. The food in the dining room is delicious, especially pilaf (unfortunately, it is only once a week), but monotonous and the prices bite. Chef Boris has great respect for his hard work and gratitude for his attentive attitude to the guests!
4. Slide to the sea. Replaces the hall) Keep this in mind if you come with young children or are not interested in cardio in the heat. Personally, I was glad of the easy swap)
5. There is a laundry room with a reasonable price tag for laundry. The woman who does the laundry is very pleasant. Our laundry was carefully hung in the sun to dry faster.
6. Relaxing holidays) We do not like large crowds of people and always choose small villages for recreation. And this time we did not lose either: the wide coastline, no one huddles on the beach and people feel comfortable in the sea too, no one offends anyone.
Let's move on to the cons:
1. The purity is nominal. In fact, there is a real epidemic in the house. Absolutely everyone on our floor was sick with rotavirus. And not only on ours. Okay, 2 days for me and 4 for my spouse are unpleasant, but bearable. But children are very hard to bear, as a rule. The child from the next room was very ill. Not the best place to relax with children.
You come to the sea to relax mentally and recover physically. Everything is fine with the first one, but with the second one... Rotavirus specifically undermines the immune system, keep in mind. At the end of the rest, I caught a severe sore throat, which I hadn't had for 10 years and lay flat for the last 4 days before leaving.
2. We decided to go on an excursion from the Prometheus travel agency, with which ArLen cooperates. We waited for the bus for an hour in the heat. It turns out that our transport just drove past, because the drivers have no idea where the house is and we had to wave our hands at the sight of the bus)) This was clarified to us by the guide, who complained in a rude way that because of us he had to take risks during a U-turn. Of course, we are not used to such rudeness and did not go with them) We called a private trader and had a great day on an individual tour, which cost a little more expensive than in Prometheus.
3. Not the best place for those who need to be in touch all the time and who are used to comfort. There are specific power outages in the village. When they happen, there is no water and no wifi. Imagine, you come from the sea, you need to take a shower, but you can't do it) Or you need to get in touch with work urgently, but there is no WiFi. Although it works disgusting in principle.
4. The administration does not deal with the settlement itself. There is a lot of garbage on the way to the sea. Also on the day of our arrival there was a storm and the entrance to the sea was greatly washed away, a high embankment of stones formed in front of the entrance to the sea. Usually this is immediately leveled, but not here.
5. There are more little things: the administrator Oksana for 2 weeks, the only time she met us by chance on the way, asked if everything was in order. We answered "more or less." For example, I would definitely ask the guests, why is it not good?)) This is about the issue of "hospitality". Well, when you get to know Oksana, you'll feel what I'm talking about. The cleaner and the cook were more sympathetic, who were sincerely interested in our well-being. We also note the hard mattresses, small pillows, creaky beds and doors. The lack of a hose to rinse your feet and sneakers after the sea on the territory, so as not to drag stones and sand into the room. Two sockets for the whole room. The absence of a hair dryer and a kettle. But there is a refrigerator!)) Although these are small things for us, for some it may not be small things for such a price)
Results:
In general, of course, the sea and a trip to the Ritz negate a lot! We were glad to have such a rest. It's still an interesting experience and an indescribable feeling of the value of your Home and comfort upon arrival!)

The view from the window is good. The noise of the road does not bother. The shore is clean and empty. If the balcony and the front door are open - there is a draft-the doors slam. Oksana makes claims for this, although the guests are generally not to blame. It would be easy to solve - closers on the front doors. A small playground is missing.
A good enough hotel for its segment. The room has a spacious toilet and shower. Nice sea view, 3 minutes to the beach, but across the road and the railway. The beds are comfortable, the bed linen is clean, the room has a mini fridge, air conditioning, TV. The cleaning has not been done all week. I took out the garbage myself. The shared kitchen - something was constantly not working, then the kettle did not turn on, then the gas stove. After a bad experience, I decided not to use it.
Terrible attitude towards their customers. The prepayment made in February 2023 for booking a room for August 2023, i.e. 95 days before the expected arrival date, will not be refunded. Prepositions are also used in different ways.Very "stellar" and arrogant leadership, does not want to solve problems.

Good location, rooms are clean, everything is nearby for a good rest from the hustle and bustle of the city. The sea is clean, but the beach is not equipped. But there are no people.
If you visit here, you will definitely return to ArLen (which we will do in a month). The rooms are comfortable and comfortable, air conditioning, refrigerator, you don't want to leave the balcony at all, the sound of waves and cicadas, and no extraneous sounds. We stayed at the hotel for 8 days in a triple room with my wife and son of 5 years. The territory is fenced, there is an automatic gate. The parking lot is large.
The hotel has 1 small building, and one large 4-storey building. We were just in a large building on the 3rd floor. At first we thought that it was high to run there every time, but the view of the sea there is simply incomparable. Sitting on the floor in the evening, drinking wine, looking at the moonlight path on the sea - it is not forgotten.
The room is spacious, with 1 large double bed and 1 single bed. We pushed them together. There is a TV, refrigerator, dressing table, bedside table, two stools, wardrobe. The bathroom has everything you need. Very clean, white linen is fresh and clean. Every 5 days, the room is cleaned with a change of linen and towels. There are 2 towels for each, even different in color, so as not to get confused. In these little things, you can see the concern for the guests, it pleases. The house has its own kitchen in the yard: refrigerators, kettles, microwaves, stoves, tables - everything is there.
A fresh building with all amenities.
Cafes, shops, the beach are all within walking distance.
Due to the proximity to the border with Russia, it remains possible to use mobile communications without international roaming.
