Design project:
- One of the planning solutions contained a bar counter, the entire width of the opening between the kitchen and the living room. About
- They gave us a questionnaire to fill out, which took several days to complete, and as a result, many important points mentioned there were not taken into account
- The air conditioners were not positioned correctly, the drain for the condensate drain pipe was not taken into account
- The floor covering is not correct. As their foreman said, laminate flooring does not go well with a shady skirting board.
- Upon receiving the paper version of the final design project, it turned out that underfloor heating was not even planned. They dropped the electronic version.
- A huge amount of time was spent on editing visualizations. Some were listed several times. And some never got to the final design. It seemed that the designer was just working as a translator from pinterest pictures to a design program.
- The electrical panels were not powered and were not positioned correctly.
- A request was made several times to "come up with something" with radiators-benches located under the windows (from the developer). The fantasy didn't go any further than "let's move them." Although they promised
- As a result of the design, the question was asked "So how much will it all cost?", to which the answer was "They will calculate it for you later." What was the point of asking about the budget at the very first meeting?
All this is for $37 per square meter, which is one of the highest prices on the market!!!
Construction works:
- The final estimate of the repair cost is a telegram message of ~ 15 lines, containing only rough materials + work.
- the contract stated about 125 days of work, but the work plan itself, which they formed themselves, will take more than 6 months of work.
- 20 bucks for the job of sealing one window with a protective film. 120 for 2 French windows, panoramic balcony, balcony frame.
- we wanted to buy 140 meters of network cable for 6 points. As it turned out, 60 meters were laid on the intercom, which we should not have. It was recalculated only after we expressed doubts about the number of UTP cables.
- 80 meters of UTP were purchased, in fact ~67 were laid. They say "the trimmings were thrown away." Good "trimmings" of one and a half meters. The money for 13 meters was returned, after repeated mentions of inconsistencies and calling the receiver for measurement.
- some categories appeared in the final estimates that were not included in the signed price list.
- As Prieshchik said, "the estimate is overblown," meaning that some categories should be combined.
- Several times there was a request to make a preliminary estimate before the start of each stage of work, and it was ignored.
- A lot of electrical stuff was bought that never came to hand.
- A cable was laid for the water heater, which was not included in the design project.
Communication:
- The client is never right, he just doesn't understand!
Bottom line: we didn't disperse in the best way before starting plumbing work.
PS: there were a whole bunch of nuances, all of which cannot be enumerated, but we are still raking them out!
