Not far from the city center (8-10 minutes by taxi), there is a food court nearby, where there is very tasty and inexpensive food + a cafe at the hotel, several grocery stores/pharmacies nearby.
The hostess is also very nice and lent us a hair dye brush, as there was none in any store. Thank you💞

TERRIBLE attitude, frostbitten and uncomprehending staff.
After a long trip, I wanted to relax in a quiet hotel to feel the beauty of Yerevan with renewed vigor.
After reading good reviews and descriptions about the peace, quiet, comfort and hospitality in this Guest house, we decided to book a room with breakfast.
We got a 4-bed room on the 1st floor, just behind the reception and the corridor toilet.
It's just a tin can:
- 2 windows from the room "looked out" directly into the cafe where the guests are eating, music or TV is playing 🔊
- The fan from the corridor shared toilet was located on the wall above the beds in our room. And every time someone went to the bathroom, the fan turned on and buzzed loudly.🔊
- even when the mode was turned off, the constant hum from the vent channel at night was unbearable
After a long search for the "administrator" in the hallway in the evening, the hostess came.
We asked her to close the toilet, she said okay and left. It didn't help, the toilet wasn't closed. After 30 minutes, we asked them to close it again. She taped the light switch and that was it...No one went to the bathroom until morning. But the hum from the vent and the corridor noise did not let me sleep.
And in the morning, around 8:00, everything started all over again, the toilet became visited.
After contacting the staff, they called the hostess. An hour later, she came and said that noise is normal in hotels and we don't live alone.
We asked for a change of number in a human and cultural way, and she froze off and started looking for available rooms.
We asked for a refund for the next 24 hours - a refusal.
Maybe we were unlucky, but after talking to the neighbors, they were also not happy with the attitude.
We had to leave the hotel because we realized that everything was useless. Well, it didn't come to breakfast either.
We travel a lot, we've been to different countries, in different hotels, even not so much, but for the HOOD of the SHARED TOILET to COME OUT INTO the ROOM for the first time, apparently money is more important to the hostess than the comfort of her guests.

I wrote to the service, explained the situation, and within 2 hours, they returned the money to me, apologized for the situation, and added a bonus of 1,000 rubles for the next booking. But it would be great if the booking had up-to-date photos of the rooms, a description of the floor and the location of the windows, in order to avoid such situations in the future and not spoil the rest.

But after living for almost a week in these Spartan conditions, you gradually come to terms with it and even fall in love with this place.
The Indian guys who clean the rooms are nice, calm, honest..
Mom and daughter, who cook the food, are extremely friendly and caring. Of course, the breakfasts are specific (you won't see bread, butter and milk porridges either, there's no coffee machine), but you won't be able to leave hungry.
A lot of foreigners.
The father of the owner of the hotel (I would call it a guest house) can work as a taxi driver on request.
To summarize: don't worry if you don't like the living conditions at first glance. The friendly staff, the beautiful city and the sunny weather will brighten up everything!

As it is, there are 2 beds, clean linen, a primitive shower, next to the toilet, without a curtain, but the water pressure is excellent)
The staff is friendly, sincere, answers all questions.
The shower was not turned on at first, they came immediately, they did it on request, they told me where to eat, they gave me an iron.
So in general, everything is not even bad, especially since we were only in the room for a few hours to sleep before the flight.

I give 3 stars, because it's exactly in the middle in terms of impressions. Hospitable people met us in the evening and fed us when nothing was working around us anymore.The room was given at first with a double bed, but it turned out to be very smoky, I had to move to a room with separate beds. During the 3 days of stay, the room was never cleaned, only on the last day they offered fresh towels. The shower is tubby and the water flows from everywhere except the watering can. The refrigerator is not working because the wire does not reach the outlet + an Arabic plug without an adapter. There are holes in the sockets in the room. There is no tea, no coffee, no appliances. There is a kettle, though.
In general, it was decent, but still a little bit of comfort was not enough.

I was looking for cheaper and closer to the place I needed. the hotel has 2 buildings, the 1st is newer and more comfortable (I did not live in it), the 2nd is older and not as comfortable, although all the necessary amenities are available.
breakfast starts at 9 a.m., it's a little late in my opinion. breakfast is a little weak for my taste.
the reception is not 24-hour, there is a video call, you can call and they will answer you remotely.
access to the hotel is via a dusty, unpaved road.
there is a communication salon within walking distance (it is better to buy a local SIM card, it is definitely more profitable than roaming, do not step on my rake), a public bus stop and, in general, you can walk to the central attractions within 30 minutes.
Overall, solid 3 stars and a pleasant experience, but there is a lot to strive for.

We arrived soooo tired after a long journey. Three persons.
We wanted to eat first. They asked what kind of soups there were. Borscht was chosen from the suggested ones, which, as it turned out, needs to be cooked after half an hour and there is nothing ready....We were indignantly informed about this...
we were put in a room near the communal toilet. The hood from this toilet with a very loud sound of the hood and all the other consequences is just in your room. They asked me to close the toilet or relocate it. No. They asked again: as a result, the administrator taped the switch, which was removed at 7 a.m. and the noise started again.
We've been to a lot of places and we know perfectly well that audibility in hotels is a frequent problem. BUT this is just an extreme.
As a result: they refused to relocate us, like there are no rooms; they also refused to refund the money for the day that was paid for and not spent in their "beautiful" hotel; aggression, boorish attitude, and most importantly, the sediment about Yerevan.
I strongly advise against this place.
Plus for Yandex: when contacting the support service with a description of the problem, Yandex returned the money for the days not spent in this place almost immediately.

When you arrive at the hotel, it may seem that it is somewhere on the outskirts. In fact, Revolution Square is a 20-minute walk away.
Positive:
- the cafe is right in the hotel. Good homemade food. Armenian omelet, dolma, coffee from Turki. Affordable and delicious.

- cleanliness.
We booked 3 identical rooms. In fact, two of them got spacious rooms in the attic. And the third couple just has a microscopic room on the second floor.

Terrible hotel! We booked a room, chose a photo, everything is beautiful, neat!! But! The hotel is being renovated, they have built a good main building and the photos are only from there!! In general, we were deceived by this of course. We were given a room and when I showed what I had booked, they told me that there were no such rooms (occupied), but they gave me an improved room at all, so they also had breakfast only on the street (again due to repairs), and we were in late October-early November. In general, do not be fooled by the photos from the site, you may get our superior room!)))) And of course, to get a room in the main building, where the room is just like in the photo, we were offered to pay extra!

Price and quality! Friendly staff, 20min walk from the center through the industrial zone, but safe. The room has everything, teapot cups, good Wi-Fi, TV with Russian channel, hair dryer, excellent comfortable bed, and a heavy blanket, slept great. A lot of towels, linen was changed regularly.
Breakfast starts at 9 a.m. and the lights were turned off several times, keep in mind.

The comfort room is cramped - a diner for an overnight stay. It's noisy in the morning, in the evening, and at night - you can't get enough sleep. People are walking, knocking and talking loudly inside. There's a lot of yelling outside. They didn't take breakfast - it's more than strange to eat in early spring on the street in a jacket.
The only thing I liked was the Indian boys, who, unlike the owners, are well-mannered and friendly.

I don't recommend it. The hotel has 2 buildings, an old building and a new one. We were accommodated in an old one, the door is translucent, there is a gap of several cm between the floor and the door, the noise is 0, it is impossible to sleep, it is not very clean, the person from the reception walked in street shoes all over our room. The bathroom also wants the best, everything is shabby, the 1 hairdryer for the entire hotel is dusty in the common corridor. We stayed at this hotel in July 2024. The 4-star hotel does not pull. The hotel itself is clean and cozy. BUT we booked a large room with a double bed, sofa and armchairs (in the description it is deluxe). As a result, we were settled in economy, explaining that our room was temporarily occupied and when we were free we would be relocated. As a result of our bickering and showdowns, we were given another room, the same small one. But they returned the difference in cost. The rest was ruined. The room is clean, but very cramped. A budget hotel for those who only need to spend the night. It consists of two buildings. If you are housed in an old one (similar to a maid's house), then you may not like the spring mattress. We had a rest at this hotel from a tour operator. Of course, we would not have chosen such a hotel ourselves. Firstly, it is located in a disadvantaged area of Yerevan (according to locals there are many drug addicts there), secondly, there is no dining room (in November we had breakfast outside). More cons: the room got without a window, when the lights are turned off, there is no hot water, they can cheat in the kitchen (tip-look at the price tags). On the plus side, the room is clean, towels are changed every day, good and delicious breakfasts. I can't figure out the price, because the travel agency ordered the hotel.

We were led to good reviews and photos of the hotel, where you can see that everything is civil. But when we drove in, they told us to go there (towards the barn) and close the door behind you, which did not close. When we entered the "room", we were just terrified. The bed linen and towels were very washed, but it smelled good and fresh. But the room was dirty, there was a table that had apparently been brought in from the street, because there was centuries-old dust. The toilet paper apparently fell into the water and was dried. There was a hole on the wall with wires sticking out instead of an outlet. The doors, like the beds, creaked horribly. There is no sound insulation at all. The hair dryer is in the common hallway, at 3 a.m. someone decided to dry their hair. At 4 a.m. we listened to a concert from the neighbors, who, apparently, after the party, decided to sing in the room. To our requests to at least remove the dusty table from the "room", the receptionist did not even go to the reception desk and told us to go to the maids ourselves. When we went to the maids, there were quite friendly Indian guys there, who, unfortunately, apparently, will get for everything. Instead of two nights, we spent 1 night there, because it is impossible to stay in this hotel, to which the receptionist told us that: "I don't want you to stay here either," as we tried to solve the problem through the Island. But we went to breakfast, very tasty herbal tea, pastries and buckwheat, we didn't try the rest. A friendly female chef. But the receptionist spoiled the impression of the hotel, although we were ready to move to a better room, but she was not ready to solve the problem.
An even bigger surprise was that there was no water at all in the morning. But it was fixed only 15 minutes later, as we said.
To be honest, now we don't understand where such good reviews about this "hotel" come from.

We stayed 11 nights in an improved double room 303. The room is nice, spacious, has everything you need: kettle, refrigerator, hair dryer, TV, extra sofa, air conditioning. The only thing is that the floor is like an attic, so small windows are on the ceiling, but there are two of them and the room is bright. I would like to say a special thank you to the service staff for the daily change of bed linen, towels and slippers, garbage removal, tooth.brushes with paste and soap accessories. They responded to all requests and helped. The breakfasts are excellent, similar to lunch)) they are very satisfying and varied.
The location is good. There is a bus station nearby. The center is 8-9 minutes away by car. Russian cards are not linked for booking, and the employee offered to make a transfer to a Russian card, since we checked in at night. It was a bit risky to book without using the app, but the owners turned out to be honest people, left the key at the reception at night and even waited for us to exchange money at a favorable rate during the day and pay for the room in full.
It is clear that the hotel is working on a reputation, a good name. I boldly recommend it.

The number does not match the photos. The administrator responded to this comment. that this is an economy room. No one argues, but an economy room in 4 stars is probably different from a room in a 2-star hotel (which is the only way to put it). What do you want for 1000 rubles? Although the room did not cost 1000 rubles. No kettle, no TV, 1 towel, incomprehensible bedding. You see, they have 2 buildings, so call the 2 building - Alex 2 stars and do not deceive the guests. Customer orientation is zero. It's my fault that, you see, I didn't order from the website - where they give a description of the economy room. And Yandex is also to blame for publishing information incorrectly. And the guest is not always right. Many more things were heard. In the cafe at the hotel (in which it is impossible to sit without a jacket), 70 percent of the names of dishes are also missing. Professionalism, hospitality, customer orientation - no, they haven't heard about it, and they're hardly ready to learn.. One positive thing is an Indian boy who is ready to help, but if they treat guests like that, it's scary to imagine how they treat employees....

Upon request, they printed out our boarding passes.
I didn't like it · Tired plumbing in the bathroom that needs repair, the tank is leaking.
We paid for the night, but in fact we had to get to the airport after midnight. As a result, "we were asked" to leave at 22:30, because at first they found out that we had a plane and we would leave anyway, then they urgently knocked on the room, but we actually slept off after the previous flight. It turned out that they had already sold the room to someone else (let me remind you, we paid for a full night!). In general, we left at 23:15.
There is no one at the reception. No one warned us that the key card for check-in would be at the reception with a sticker and signature of my name. It was necessary to constantly search and call some contacts in order to find a physical person who would accept payment and answer questions.
Breakfast was included, but it was not possible to try it.

I booked a hotel where pets are ALLOWED (in my memory, I even paid extra for a dog) I was checked in, the staff saw the dog, played with it. On the second day, the hostess came out, saw the dog and said, "we can't have pets, how did you even come here?" I also heard "well, you're moving out today, aren't you?". In the end, everything was resolved, I was not evicted, but the impressions were very unpleasant.

The hotel is only for transit and for the very picky. At the same time, this comment does not apply to the entire hotel, but to its separate building - but it is impossible to guess in which of the two existing buildings (the beautiful new one or the old one in the backyard) you will be given a room in advance. I was unlucky. And it was not possible to change the room at 3 a.m. in the absence of the administrator.
The economy room was smoked through and the smell did not fade. The sheets and towels are washed in stains. The shower is a hole in the floor, the water drops, everything is flooded. There's nothing in the shower except paper. Even the hooks under the towels. The hair dryer is shared in the hallway and covered in dust. There seemed to be a common kettle somewhere, too, but I didn't see it. There is no tea/ coffee / water, respectively. In short, just a flophouse.
By location: close to the airport (which is a plus), the road to the center through some wilds of the private sector along the highway (which is a minus).
The only advantage of this hotel is the wonderful hostess, who was very friendly and tried to help with all questions.
But the hotel does not match the 4* status and its price tag in any way.
